Job Description

Job Summary The Commercial Account Manager will be responsible for developing, managing, and growing commercial HVAC accounts. This includes selling commercial maintenance agreements, identifying replacement and retrofit opportunities, coordinating with our service and installation teams, following up on proposals, and helping customers plan for future HVAC needs before emergencies occur. This is not a desk-only sales role. The right person will be active in the field, visiting commercial properties, meeting decision-makers, building trust, and creating new opportunities for the company. Carl's has identified commercial replacement, commercial service, commercial maintenance, and commercial new construction as distinct business categories, so this role will play an important part in helping us grow and organize that side of the business. Your expertise in technical sales, negotiation, and account management will drive growth and ensure customer satisfaction across commercial markets. This position offers an exciting opportunity to be at the forefront of HVAC technology sales while building lasting partnerships with diverse clients. Duties Develop and execute strategic plans to grow existing accounts and acquire new business within the commercial HVAC industry Engage in proactive outreach through warm calling, networking, and industry events to generate leads and foster relationships Conduct detailed needs assessments with clients to recommend appropriate HVAC solutions aligned with their operational goals Prepare and present proposals for maintenance agreements, replacements, repairs, and commercial HVAC solutions Sell commercial maintenance agreements to property owners, business owners, facility managers, churches, schools, and commercial real estate contacts Follow up consistently on open estimates, recommended repairs, and replacement opportunities Track account activity, opportunities, proposals, and follow-up steps in the company CRM Build and manage a pipeline of commercial replacement, retrofit, service, and maintenance opportunities Lead negotiations on contracts, pricing, and service agreements to secure profitable deals while maintaining strong customer relationships Collaborate with marketing teams to develop targeted campaigns that enhance brand visibility and support business development efforts Help customers plan for capital expenditures, equipment replacement, deferred maintenance, and system reliability Provide technical guidance on HVAC systems, ensuring clients understand product benefits and application suitability Coordinate with service technicians, field supervisors, dispatch, installation, and management to deliver a strong customer experience Support customer retention through strong communication, professional follow-through, and ownership of account needs Represent Carl's Quality Cooling & Heating with professionalism, integrity, and care Skills Proven expertise in negotiation, B2B sales, and business development within the HVAC or technology sales sectors Strong account management skills with a focus on building long-term client partnerships Excellent communication skills to clearly articulate technical solutions and influence decision-makers Ability to analyze market data, customer needs, and competitive landscape for strategic planning Experience with Salesforce or similar CRM platforms for sales tracking and customer relationship management Knowledge of HVAC systems, industry standards, and emerging technologies to provide informed recommendations Demonstrated leadership capabilities in guiding clients through complex sales processes Skilled in warm calling techniques to initiate conversations with prospective clients effectively Marketing acumen to support promotional initiatives that enhance lead generation efforts Preferred Qualifications HVAC, mechanical, construction, or commercial service industry experience Experience selling maintenance agreements or recurring service plans Existing relationships in commercial real estate, property management, churches, schools, restaurants, retail, office, industrial, or light commercial facilities Ability to read basic HVAC estimates, scopes of work, or service recommendations Experience developing new business through prospecting and networking Required Qualifications Previous sales, account management, or business development experience Strong communication and follow-up skills Comfortable meeting with business owners, property managers, facility managers, and decision-makers Ability to manage multiple accounts, estimates, and follow-up activities Professional appearance and customer-facing confidence Valid driver's license and clean driving record Ability to use CRM, email, phone, and basic computer tools Willingness to learn HVAC systems, maintenance agreements, replacement planning, and Carl's internal processes What We're Looking For The ideal candidate is a self-motivated relationship builder who is comfortable prospecting, visiting customers, asking good questions, and following through.
