Leasing Job Description:
1. Touring prospective residents demonstrating community features and benefits. 2. Maintain high occupancy level through support of and participation in leasing activities, effective motivation, keeping informed of market conditions, understanding competitive pricing. 3. Support the marketing functions through recording accurate data on prospective and new residents, and by keeping informed of the competition. 4. Utilize company resources to facilitate leasing. 5. Assist in establishing and achieving financial goals by effectively qualifying prospective residents and verifying applications. 6. Prepare lease documents and related paperwork. 7. Keep informed of Company philosophies and general environmental conditions to provide input and propose solutions. 8. May coordinate the completion of resident renovations and maintenance requests. 9. Strive to make the living experience, particularly the first and last impressions, of the highest quality. 10. Introduce residents to the apartment procedures.
Leasing Job Requirements:
1. At least 6 months leasing experience 2. Excellent verbal and communication skills 3. Familiar with fair housing laws is a must •
Note:
All candidates will be background screened and must be eligible to work in the United States. Drug free work environment Assist in the preparation of financial reports related to occupancy, leasing activity, and rent collection.
Administrative Duties:
Maintain accurate records of all leasing activities, occupancy, and resident interactions. Assist in budget preparation and adhere to budget guidelines in day-to-day operations. Manage and track leasing office supplies, ensuring an efficient and organized workspace.
Qualifications:
Education:
High school diploma or equivalent required. Associate's or Bachelor's degree in property management, business administration, or a related field preferred.
Experience:
Minimum of 2 years of experience in affordable housing, preferably with HUD or LIHTC properties. Experience in property management, leasing, or a related field.
Skills:
Strong knowledge of HUD and LIHTC regulations. Excellent customer service and interpersonal skills. Ability to multitask and manage time effectively. Proficient in property management software and Microsoft Office Suite. Detail-oriented with strong organizational skills.
Certifications:
HUD Housing Specialist Certification, LIHTC Certification, or equivalent preferred.
Working Conditions:
This position requires working on-site at the property and may involve weekend or evening hours depending on leasing needs and community events.
Physical Requirements:
Ability to sit, stand, and walk for extended periods. Must be able to lift up to 25 pounds occasionally.
