Join the Team That Shapes the Future of 7-Eleven Hawaii Are you passionate about commercial real estate and identifying opportunities that drive business growth? We're looking for a strategic, analytical, and relationship-focused Real Estate Manager to help expand and strengthen our store network across Hawaii. Reporting to the Head of Development, you'll play a key role in managing our existing real estate portfolio while identifying, evaluating, and securing future store locations. This position offers the opportunity to negotiate complex real estate transactions, collaborate with cross-functional teams, and directly influence the company's long-term growth strategy. What You'll Do Negotiate lease renewals, amendments, and new lease agreements with landlords, brokers, and other business partners. Identify and evaluate new store opportunities through market research, demographic analysis, traffic studies, and competitive assessments. Develop and maintain a pipeline of potential store locations and accurately track each project's progress. Partner with Construction, Operations, Marketing, and other departments to successfully move projects from site selection through store opening. Conduct financial analyses and prepare budgets to evaluate the feasibility of new store opportunities. Assist in developing and improving internal site evaluation processes and selection criteria. Maintain organized and up-to-date property and lease files. Build and maintain strong relationships with landlords, attorneys, brokers, consultants, and other external partners. Supervise and develop members of the Real Estate team. What We're Looking For Education & Experience Bachelor's Degree required. Minimum of three (3) years of related commercial real estate experience. Knowledge, Skills & Abilities Knowledge of commercial leasing practices and real estate transactions. Ability to evaluate investment opportunities using financial models such as IRR and NPV. Understanding of commercial lease terms and experience working with legal counsel. Strong negotiation and relationship-building skills. Excellent analytical, financial, and organizational abilities. Strong verbal and written communication skills, including presentation skills. Ability to manage multiple projects and priorities simultaneously. Proficiency in Microsoft Office. Travel This position is primarily office-based but requires occasional travel throughout Hawaii to evaluate properties and meet with business partners. Occasional out-of-state travel for meetings, conferences, and training may also be required. Why Join 7-Eleven Hawaii?
