Non-Exempt Job Summary:
The Leasing Agent is responsible for marketing available rental properties, conducting property tours, qualifying prospective residents, and facilitating the leasing process. This role serves as the primary point of contact for prospective residents and helps maintain high occupancy rates while delivering excellent customer service. Essential Functions
  • Respond to inquiries from prospective residents via phone, email, and in person.
  • Track leads that come in by way of walk in traffic or the 24/ 7 RealPage call center.
  • Conduct property tours, answer questions, and showcase apartments, amenities and local community.
  • Explain lease terms, rental rates, policies, and community features.
  • Process rental applications and verify applicant qualifications.
  • Prepare application packets and related documentation.
  • Collect all fees from prospects in a timely manner.
  • Maintain accurate prospect and resident records in property management software.
  • Follow up with prospects to convert leads into signed leases.
  • Assist with marketing and promotional activities to increase occupancy.
  • Communicate with Marketing Manager to ensure understanding of market trends, competitor pricing, and local rental conditions.
  • Ensure compliance with fair housing laws and company policies.
  • Perform tasks within Yardi, BetterNOI, and marketing technology related to apartment rentals.
  • Work where required with Property Managers on all aspects of the move in process.
  • Maintain a professional appearance and attitude at all times.
  • Escalate any unusual property/resident concerns to the respective Property Manager assigned to the property and/or to the Director of Property Management.
  • Remain flexible with regards to workdays and hours and be available for work on weekends and evenings depending on leasing and occupancy needs.
Education, Skills and Ability:
High school diploma or equivalent required.
  • Previous customer service, sales, or leasing experience preferred.
  • Strong communication and interpersonal skills.
  • Basic computer proficiency, including Microsoft Office, internet navigation and property management software.
  • Knowledge of Yardi or BetterNOI is a plus.
  • Knowledge of Fair Housing regulations.
  • Ability to interact with others in a team environment.
  • Bilingual skills are a plus.

Required Licensing:
  • Real Estate Leasing License as required by the state (within 90 days of hire date) Valid IL driver's license and proof of insurance
Physical Demands:
Must be able to lift up to 25lbs. on an occasional basis. Ability to walk properties and climb stairs up to the top floor of a four-story building is required.
  • Ability to walk and stand for extended periods of time.
Working Conditions:
Office and residential community setting. May require evening and weekend availability based on leasing traffic and business needs. May be exposed periodically to weather elements when touring the property.
Travel Requirements:
Must have a working vehicle that is registered and in good operational condition. Vehicle travel to and from properties within Oak Park, IL.
Pay:
From $21.00 per hour
