• Full-time Job description: The Leasing Consultant will interact/show apartments to all prospective residents in order to achieve maximum occupancy.

The Leasing Consultant will interact with current residents to achieve maximum resident satisfaction leading to maximum resident retention. The Leasing Consultant will follow the direction of the Property Manager.

RESPONSIBILITIES

(the following list is not all inclusive):

• Responsible for leasing all available apartments to prospective residents. Provide information about apartments and the community to meet the defined needs of each prospect.
• Accurately and efficiently process all applicant paperwork, prepare future resident files including all lease/file paperwork as well as move-in correspondence.
• Knowledgeable in explaining all lease and community policies to new and current residents.
• Complete all follow up activities with prospective residents including phone calls and email requests.
• Maintain/keep current all internet marketing sites.
• Communicate/support marketing efforts of community and provide sufficient feedback, input and suggestions to Property Manager regarding pricing, promotions and advertising.
• Abide by state and federal Fair Housing laws at all times.
• Set up mini models for any/all aging vacant apartments as determined by Property Manager.
• Work with Property Manager to plan/implement all resident functions.
• Prepare resident renewal letters, complete renewal follow up and prepare renewal leases.
• Maintain high company customer service standards at all times. Respond to all resident requests, process maintenance work orders and work with residents to minimize and resolve all issues and/or customer service needs.
• Complete all YARDI/CRM/RentCafe processing within company defined guidelines.
• Seek out new residents through outreach to local businesses, direct marketing and distributing literature.
• Open clubroom/leasing office daily.
• Inspect the market path to all available apartments and move-in apartments. Check model daily in regard to lights, cleanliness, maintenance needs and temperature.
• Inspect all vacant ready apartments on a regular basis as defined by Property Manager.

REQUIREMENTS

• Represent the company in a professional manner at all times.
• Strong leadership, organizational and communication skills.
• Customer service/satisfaction driven, self-motivated, able to multi-task, creative and energetic.
• Demonstrate competency with Microsoft Office and property management software (YARDI/CRM/RentCafe).
• Experience in leasing practices, resident relations and marketing.
• Maintain courteous and continuous communication with residents, applicants and associates.
• Respond to all questions/issues in a courteous and prompt manner.
• Always have the best interests of the community and the company in mind.
