Joe Homebuyer of Kentucky is hiring an Investment Sales Specialist to take ownership of the disposition side of our business—connecting properties with buyers, building relationships with investors and agents, negotiating deals, and driving properties all the way to closing. This isn't a traditional commission-only real estate role. You'll earn a base salary plus performance-based commission , work with an established real estate investment company and have the opportunity to build a career in wholesale, wholetail, flips, and investment property sales. What You'll Own You'll be responsible for the disposition process from the moment a property is under contract until the deal closes.
That includes:
Owning the disposition process end-to-end for wholesale, wholetail, and flip properties Building, managing, and continually growing a strong cash-buyer network Developing lasting relationships with investors, agents, and other real estate professionals Evaluating ARV, comps, rehab considerations, and market conditions to determine pricing and exit strategy Positioning and marketing properties through direct buyer outreach, JV relationships, MLS listings, and other appropriate channels Negotiating offers, assignment agreements, and purchase contracts Driving deals forward and following through until they reach the closing table Listing flip and wholetail properties on the MLS and managing those listings through sale Coordinating with transaction coordinators, title companies, attorneys, and closing agents to ensure clean, on-time closings Managing buyer and deal activity in Salesforce and maintaining an accurate pipeline Performing licensed real estate activities in compliance with Kentucky Real Estate Commission requirements and sponsoring broker policies Collaborating closely with acquisitions and leadership to determine the best disposition strategy for each property Assisting with budgets, schedules, contractors, and other renovation-related needs when applicable Why This Opportunity Is Different Traditional real estate isn't the right path for everyone. You should:
Hold an active Kentucky real estate license OR be actively pursuing licensure and able to obtain it before your start date Bring experience or strong exposure to real estate dispositions, sales, wholesaling, investment properties, or a related sales environment Understand—or be capable of quickly mastering—investment fundamentals including ARV, assignment fees, spread, rehab costs, and exit strategies Be a confident communicator and negotiator who enjoys building relationships Follow up relentlessly and take ownership without needing to be micromanaged Be comfortable managing multiple deals, deadlines, budgets, schedules, and moving pieces Be comfortable coordinating with contractors and supporting renovation projects when necessary Have experience working within a CRM; Salesforce experience is preferred Maintain organized, accurate records and pipeline activity Have a valid driver's license and reliable transportation for property visits and showings Believe that goals are the minimum—not the finish line Even Better If You Have Residential renovation or construction-project experience An existing network of cash buyers, investors, or agents in the Louisville Metro area Experience with wholesale or investor-focused transactions Familiarity with title and closing processes A proven record of meeting or exceeding sales goals What Success Looks Like Our strongest performers: Consistently grow an active, high-quality buyer network Move properties efficiently from contract to close Protect margin while creating win-win transactions Build relationships with investors and agents that lead to repeat business Follow up when others stop following up Solve problems instead of waiting for someone else to solve them Take ownership of their numbers and results Bring energy, resilience, and a team-first attitude every day How We Work At Joe Homebuyer of Kentucky, we value people who: Take ownership.
