Job Description
Leasing Consultant/Recertification Specialist Job Description Towner employs a Leasing Consultant to manage and oversee compliance at the property level and at the property that they manage. The Recertification Specialist is responsible for making sure that all of the property's files are in compliance with company policies and procedures; Property Regulatory Agreements and other organizational documents; and all applicable laws, rules, and regulations. The Leasing Consultant reports to the Property Manager. Essential Functions The Leasing Consultant must be available to work five days a week from 8:30 am until 5:00 pm at the property. The Leasing Consultant must be able to walk to all floors at their property, including basements and attics, where accessible. The Leasing Consultant must have a properly licensed vehicle they can use, possess a valid Maryland Driver's License, and have a good driving record, as defined by the company. General Duties Answer phones and greet visitors File Compliance- The Leasing Consultant ensures that tenant files are in compliance with all applicable laws, rules, regulations, and regulatory requirements. The Leasing Consultant is in their site office to review move-in certifications and annual certifications of income, interim certifications and assets to ensure timely compliance with the regulatory documents, and federal and State guidelines for the certification of incomes. Reviews and corrects tenant files to ensure they are neat and orderly and that all documentation, applications, leases, renewals, certifications, and re-certifications, and required tenant information are properly maintained. Maintain excellent customer service standards with all residents, applicants, prospective applicants, owners, and regulators The Leasing Consultant shall identify trends in the market The Leasing Consultant shall prepare and complete action plans for leasing Process applications for qualified applicants following company tenant selection criteria, using proper application forms. Prepare certifications of income and assets of each new applicant confirming the eligibility of the applicant to occupy the unit by the regulatory documents, and federal and State guidelines for the certification of income Education The Leasing Consultant must have a high school diploma.
