The Leasing Agent will be responsible for managing the full leasing cycle — from initial prospect inquiries through to executed leases and move-in — across Ruddy LLC's portfolio of approximately 24 residential properties. The ideal candidate has a strong understanding of DC's rental market, experience with Housing Choice Voucher Program (HCVP/Section 8) and RFTA processing, and is proficient with AppFolio Property Manager. A professional, proactive, and service-oriented approach is essential. Responsibilities Leasing & Prospecting Respond promptly to all leasing inquiries via phone, email, and online platforms (Zillow, Apartments.com, Indeed, etc.) Maintain an updated and accurate guest card log for all prospects in AppFolio Schedule and conduct property showings and tours for prospective tenants Follow up with prospective tenants to convert inquiries to applications Maintain thorough knowledge of all available units, pricing, amenities, and lease terms Market available units through online listing platforms and approved advertising channels Lease Execution & Move-In Prepare, review, and execute lease agreements in compliance with DC Landlord-Tenant laws Conduct thorough move-in inspections and document unit condition with photos prior to tenant occupancy Collect and process security deposits and first month's rent in accordance with DC regulations Coordinate with maintenance team to ensure units are move-in ready Complete new tenant orientation — introduce lease terms, building rules, and key contact information Reporting & Administration Submit daily leasing activity reports to the Senior Manager / Chief of Staff Maintain weekly occupancy and vacancy summaries in AppFolio Prepare monthly leasing performance reports including leads, showings, applications, and conversions Maintain accurate and up-to-date tenant records, lease files, and correspondence in AppFolio Coordinate with the Resident Services team on move-outs, renewals, and lease expirations Tenant Relations & Customer Service Provide exceptional customer service to all prospective and current tenants throughout the leasing process Address tenant inquiries and concerns promptly and professionally Assist with lease renewals and communicate renewal terms to existing tenants in a timely manner Build and maintain positive relationships with tenants, housing agencies, and community partners Required Minimum 2 years of residential leasing or property management experience Strong knowledge of DC Landlord-Tenant laws, Fair Housing regulations, and DC housing compliance requirements Proficiency in AppFolio Property Manager or similar property management software Excellent communication, negotiation, and interpersonal skills Strong organizational skills with the ability to manage multiple properties and prospects simultaneously Proficiency in Microsoft Office, Google Workspace, and digital communication tools Valid DC driver's license or reliable transportation preferred
Pay:
$20.00 - $21.00 per hour
