Part-Time Property Leasing Consultant Gulker Group Cedar Springs, MI Job Details Part-time 1 day ago Qualifications Yardi Administrative experience Real estate administrative experience Clerical experience Phone etiquette Full Job Description Job Summary The Part-Time Property Leasing Consultant supports the leasing and occupancy of residential properties managed by Gulker Group, LLC. This person is the primary point of contact for prospective residents, conducting unit showings, walking applicants through the leasing process, and helping the Property Manager keep units rented and occupied. The primary area of responsibility is Cedar Springs, Michigan. Applicants must be able to reliably travel to Cedar Springs for showings and leasing appointments, with occasional travel to other Gulker Group properties as needed. Duties Greet prospective residents warmly, provide detailed property tours, and showcase community amenities to generate leasing interest. Manage the leasing process from initial inquiry to lease signing, including application screening, data entry into Yardi or OneSite property management systems, and preparing lease contracts. Assist applicants with rental applications and the collection of required documentation, such as ID, proof of income, and references. Follow up with prospects after showings and maintain communication through the application and lease signing process. Ensure compliance with Fair Housing regulations, Section 8 guidelines, LIHTC (Low-Income Housing Tax Credit) requirements, and other legal standards throughout all leasing activities. Maintain accurate records of leasing activities, applicant information, and legal documentation through organized filing systems and data management tools. Assist current residents with lease renewals, rent payments, and addressing service requests related to property maintenance or community policies. Support administrative tasks such as phone etiquette, filing, contract processing, and conflict management to ensure smooth daily operations. Upsell available units or additional services to prospective tenants while emphasizing the community's unique benefits to maximize occupancy rates. Experience Prior experience in property management or real estate administrative roles is desirable. Familiarity with property management software such as Yardi, OneSite, or similar platforms enhances efficiency in data entry and resident tracking. Demonstrated customer service excellence with the ability to handle conflict management professionally and negotiate lease terms effectively. Office experience including filing, data entry, phone etiquette, and contract administration supports seamless daily operations.
