You will guide prospective residents through each stage of the leasing process, from the initial inquiry and property tour through application, eligibility review, and move-in. The Leasing Agent serves as a primary point of contact for applicants and residents, providing excellent customer service while maintaining accurate records and complying with LIHTC requirements, Fair Housing laws, company policies, and other applicable regulations. Your efforts will directly support resident satisfaction, occupancy goals, and the overall success of the communities. Responsibilities Greet and assist current and prospective residents in person, by phone, and through digital inquiries. Conduct apartment tours and professionally present available homes, community amenities, and the benefits of living at the property. Qualify prospective residents and guide applicants through the leasing process for LIHTC communities. Prepare and submit complete applicant files to the compliance provider for timely LIHTC eligibility determinations and move-in approvals. Complete employment, income, rental, and other required verifications as part of the application and approval process. Prepare lease agreements, move-in documents, and other required paperwork. Collect and accurately process application fees, administrative fees, security deposits, and other applicable payments. Consistently follow up with prospective residents to convert leads into completed applications and leases. Maintain accurate leasing traffic reports, waiting lists, application records, and prospect follow-up documentation. Support resident retention through excellent customer service, lease renewals, and resident engagement activities. Respond professionally and promptly to resident questions, concerns, and service requests. Conduct competitive market surveys and provide recommendations to help improve leasing activity and occupancy. Assist with marketing efforts, community outreach, flyers, advertising, and social media initiatives. Help maintain the professional appearance and cleanliness of model apartments, the leasing office, common areas, and community grounds. Coordinate with management and maintenance teams regarding apartment readiness, move-ins, and resident needs. Follow all Fair Housing laws, LIHTC requirements, company policies, and applicable leasing regulations. Assist with additional administrative and operational duties as assigned. Minimum Qualifications At least two years of multifamily leasing experience required. Experience working in LIHTC or other affordable housing communities strongly preferred. Strong sales, customer service, follow-up, and closing skills. Working knowledge of Fair Housing requirements and leasing practices. Experience using property management software such as Yardi, RealPage, Entrata, OneSite, AppFolio, or a similar platform. Excellent verbal and written communication skills. Strong organizational skills and attention to detail. Ability to manage multiple priorities in a fast-paced environment. Ability to maintain confidential applicant and resident information. Ability to travel between assigned community locations as needed. Availability to work evenings and weekends based on business needs. Preferred Qualifications Experience with affordable housing compliance, including LIHTC application and verification requirements. Experience with property marketing, community outreach, or social media. Bilingual in English and Spanish is a plus.
