Most companies hire for capacity. We're hiring for impact. Key Property Solutions manages ~135 residential doors across Salt Lake and Utah Counties — primarily new-construction townhomes — and we're targeting 800 doors over the next five years. We operate at a higher standard than most PM shops: tech-forward, sub-30-day leasing target, attentive owner relations, and the kind of follow-through where details don't slip through the cracks. This is a founding role with full ownership of the leasing cycle. The Property Manager makes approval-level calls; you recommend and execute. We're hiring you to push our leasing pace from "fine" to "exceptional."
WHAT YOU'LL OWN
Create listings in Zillow, KSL.com, Rentler, and Tenant Turner; Property Manager reviews and publishes Showings — lockboxes, self-showing setup, in-person preferred, 24-hour post-showing checks on self-showings Full application screening with complete packages presented to PM Move-in coordination (cleanings, confirm tenant utility transfers, collect tenant self-inspections) Renewal CMAs with recommended pricing presented to
PM WHAT WE'RE LOOKING FOR
2+ years of property management or leasing experience with documented results — not adjacent industry experience Real estate license preferred Comfortable being measured weekly against five published KPIs Onsite mobility (regular driving across Salt Lake and Utah Counties) Valid Utah driver's license, reliable transportation, auto liability insurance
EVENING & WEEKEND AVAILABILITY A
meaningful portion of leasing activity happens after 5 PM and on weekends — when prospective tenants are home and able to look. You'll be expected to:
  • Communicate with prospective tenants (responding to inquiries by phone, email, and Tenant Turner messages)
  • Coordinate self-showings through Tenant Turner
  • Conduct in-person showings when possible In return, your daytime schedule has real flexibility — when leads are quiet during business hours, your time is yours.
We trade a rigid 9-to-5 for a schedule that flexes with the work. If a strict 9-to-5 is what you need, this isn't the right fit.
COMPENSATION
BUILT FOR PERFORMANCE
Base $45,000-48,000/year (~$21.5-23/hour equivalent), paid 1st and 15th Monthly per-lease bonus, vacancy-tiered: tier 1 (≤30 days vacant) / tier 2 (31-45) / tier 3 (46-60) / No bonus (60+) Monthly Renewal bonus Monthly health insurance stipend Monthly technology stipend Monthly Mileage reimbursement Quarterly KPI bonus 1 week sick PTO 1 week vacation PTO 9 paid holidays
