Licensed Real Estate Acquisitions Agent - Investment Properties Goldmine Property Ventures Modesto, CA Job Details Full-time $50,000 - $150,000 a year 1 day ago Benefits Flexible schedule Qualifications Investment Teamwork Valuation analysis Real Estate License Attention to detail Real estate salesperson license Full Job Description Goldmine Property Ventures is seeking a motivated, analytical, and dependable licensed real estate agent to work directly with the company owner in identifying and acquiring fixer and value-add investment properties throughout the Stockton-Modesto market. This is not a traditional retail real estate position. You will not be expected to generate buyer or seller clients. Instead, we will work together as an acquisitions team to identify promising properties listed on the MLS, analyze potential deals, communicate with listing agents, prepare and submit offers, and follow up consistently until opportunities are secured. The company's primary focus is acquiring distressed, outdated, and value-add residential properties at investor pricing. Depending on the property and circumstances, the company may renovate, resell, retain, or assign its contractual interest to another investor. The right candidate understands that investment acquisitions is a numbers-driven, high-volume business. Many offers will not be accepted immediately, so persistence, responsiveness, attention to detail, and professional follow-up are essential. Primary Responsibilities Search the MLS for fixer, distressed, outdated, vacant, tenant-occupied, probate, trust, and other value-add investment opportunities Identify properties that meet the company's acquisition criteria Review comparable sales and assist with determining after-repair value Perform preliminary deal analysis using property condition, resale value, repair estimates, holding costs, and acquisition criteria Contact listing agents to gather information regarding property condition, seller motivation, offer activity, access, disclosures, and preferred terms Prepare and submit accurate purchase offers and supporting documents Communicate with listing agents regarding offers, counters, price changes, inspection findings, and transaction status Follow up consistently on rejected offers, aging listings, pending transactions, canceled escrows, and properties returning to the market Schedule and attend property walkthroughs when necessary Take photographs, videos, measurements, and detailed property-condition notes during walkthroughs Assist with coordinating inspections, contractor access, due diligence, and transaction deadlines Maintain accurate notes, follow-up dates, documents, and deal statuses in the company's CRM Monitor assigned markets for new listings, price reductions, back-on-market properties, and other acquisition opportunities Communicate closely with the company owner regarding underwriting, offer strategy, negotiations, and deal progress Conduct all real estate activities professionally and in compliance with applicable California real estate laws, brokerage requirements, and MLS rules Ideal Candidate The ideal candidate is hungry, organized, coachable, and interested in building real-world experience in residential real estate investing. You do not need to be a high-volume retail agent, but you must be willing to learn, communicate consistently, and take ownership of your assigned opportunities.
