We are seeking motivated, goal-oriented agents who are ready to actively grow their real estate business, develop new client relationships, and assist buyers, sellers, investors, landlords, and tenants throughout the real estate process. This is an ideal opportunity for a self-motivated, proactive agent who understands that success in real estate comes from consistent prospecting, relationship building, follow-up, marketing, and excellent client service. Agents will have the opportunity to work across residential sales, investment properties, leasing, and other brokerage opportunities. This is a 100% commission-based independent contractor position. There is no hourly wage or salary. Compensation is earned through successfully closed real estate transactions in accordance with the brokerage's commission structure and Independent Contractor Agreement. Duties & Responsibilities Represent buyers and sellers in residential real estate transactions while providing professional guidance throughout the process. Prospect for new business and actively develop a pipeline of buyers, sellers, investors, landlords, and other potential clients. Conduct buyer consultations, listing appointments, property showings, open houses, and property tours. Assist clients with identifying properties that meet their needs, goals, and financial considerations. Prepare and present purchase offers, counteroffers, listing agreements, disclosures, and other real estate documentation. Negotiate purchase prices, contract terms, inspection matters, closing timelines, and other transaction details on behalf of clients. Develop and maintain relationships with prospective and past clients through consistent communication and follow-up. Market listings through approved real estate platforms, social media, networking, open houses, and other brokerage-approved marketing channels. Work with real estate investors seeking acquisition, leasing, and disposition opportunities. Participate in leasing opportunities, including property showings, applicant follow-up, and lease-related activities when assigned or elected. Maintain accurate transaction records and complete required brokerage documentation in a timely manner. Coordinate with lenders, title companies, inspectors, appraisers, contractors, property managers, and other real estate professionals as needed. Attend brokerage meetings, training sessions, networking opportunities, and professional development activities as appropriate. Maintain knowledge of the local real estate market, available inventory, market trends, contracts, and industry developments. Conduct all real estate activities in compliance with Ohio real estate laws, federal and state Fair Housing requirements, MLS rules, brokerage policies, and professional standards. Qualifications & Experience Active Ohio Real Estate Salesperson License required. Previous real estate sales, leasing, property management, investment, or related experience is preferred. Strong sales, prospecting, networking, and relationship-building abilities. Ability and willingness to generate and develop your own business opportunities. Excellent written and verbal communication skills. Strong negotiation skills and the confidence to professionally advocate for clients. Excellent customer service skills with the ability to establish trust and maintain long-term client relationships. Comfortable using technology, CRM systems, electronic transaction platforms, email, social media, and online real estate marketing tools. Strong organizational and time-management skills with the ability to manage multiple clients and transactions. Knowledge of Fair Housing regulations and a commitment to ethical and professional real estate practices. Self-motivated, dependable, professional, and able to work independently while collaborating with the brokerage team. Must maintain an active Ohio real estate license and complete all required continuing education and licensing requirements. Ideal Candidate The ideal candidate is a go-getter who wants to build a real estate business, not simply wait for opportunities to be provided. You should be comfortable meeting new people, prospecting, following up with leads, marketing yourself, building relationships, and consistently working toward closing transactions. Whether your focus is buyers, sellers, investors, leasing, or developing a combination of real estate specialties, we are looking for agents who are motivated to grow and take advantage of the resources and opportunities available through the brokerage. Compensation & Commission Structure 100% Commission-Based Independent Contractor Position 85% Agent / 15% Brokerage Commission Split $16,000 Annual Brokerage Commission Cap Once the agent reaches the $16,000 annual brokerage cap, the agent transitions to 100% commission for eligible transactions for the remainder of the applicable annual cap period, subject to the brokerage's Independent Contractor Agreement and applicable transaction fees. There is no hourly wage or salary associated with this position. Earnings are based on successfully closed real estate transactions. Agents have the opportunity to increase their earning potential by consistently building their client base and transaction volume. The commission structure, annual cap, transaction fees, and other compensation terms are governed by the brokerage's current policies and Independent Contractor Agreement.
