Job Description
AB&CO. is a top‑producing residential real estate team in Chattanooga. We're hiring a full‑time, non‑producing Director of Sales / Sales Manager to own the sales floor and agent performance. This is a pure leadership role•you are not here to build your own book. You are here to build, coach, and lead a team of agents.
Role Overview Title:
Director of Sales / Sales Manager (Non‑Producing) Reports to: Team Leader +COS Compensation:
Base:
$110,000•130,000 (experience dependent) Performance bonus tied to team GCI and agent performance Realistic Year‑1OTE:
$160,000•190,000+ Upside grows as team production grows Your scorecard is team production , not your personal pipeline. What You'll Own 1. Daily Sales Execution Run daily sales huddles (energy, focus, priorities) Lead live roleplay and objection handling for listing and buyer conversations Own the call room / prospecting blocks : Agents show up on time They know exactly who to call They hit contact and appointment targets 2. Coaching & Performance Management Weekly 1:1s with agents to review: Pipeline, activity, show/close rates Specific goals and action plans Listen to calls and appointment recordings; give direct, tactical feedback Enforce minimum standards : Contacts/day Appts set & held Signed reps/listings GCI per month / per quarter 3. Recruiting, Hiring, and Ramp Help define the ideal agent profile Actively recruit, interview, and recommend hires and terminations Build and run a structured 30/60/90‑day ramp program : Training calendar Script certification Activity and production milestones 4. Metrics & Reporting Build and maintain the sales scorecard : Contacts Appts set Appts held Show rate Close rate GCI by agent and by source Meet weekly with leadership (CEO/COO) to: Review numbers Diagnose issues Propose changes and experiments What Winning Looks Like (First 12-18 Months) Team GCI and units are significantly above current baseline Majority of agents are hitting or beating minimum standards The call room is consistently full, focused, and productive New agents are ramping on a clear 30/60/90 plan Underperformers are either improving or exiting•no dead weight CEO is spending more time on listings, brand, and strategy because you own the floor You're a Fit If… You've led sales teams (5-20 reps) in high‑velocity environments: Real estate, mortgage, new homes, SaaS, insurance, etc. You've carried a personal quota AND led others to hit theirsYou:
