Position summary:
Responsible for acquiring real estate for infrastructure projects. Immigration sponsorship or support (e.g.
H1B, F-1 CPT/OPT/STEM OPT
) is not available for this position, except for qualified candidates eligible for the TN visa classification. Essential Functions and Responsibilities Review and understand title research/reports
Prepare complex land acquisition forms and paperwork
Understand current market value of subject land including appraisals
Conduct very complex negotiations with landowners to secure properties through purchase, donation, or condemnation
Communicate clearly, respectfully, and patiently with property owners
Manage time, schedules, and deadlines Nonessential Functions and Responsibilities Perform other related duties as assigned Required Experience High school diploma or equivalent
5+ years of admin, real estate, development, or engineering experience Qualifications Preferred TDOT and/or engineering-related experience
Real Estates sales and/or current real estate license
Extensive real estate experience. Familiarity with titles, real estate documents, and legal descriptions
Land use and acquisition courses particularly courses offered by the International Right of Way Association
Senior Right of Way (SR/WA) designation from the International Right of Way Association
Bachelor's Degree and/or college course work including real estate courses
The ability to negotiate very complex transactions
Complex problem-solving skills
Maintain poise under stressful situations Working Conditions Some work is performed within a general office environment. Work is generally sedentary in nature, but may require occasional standing and walking. Lighting and temperature are adequate and there are no hazardous or unpleasant conditions caused by noise, dust, etc. within the office environment. Significant field work (50% or more) may be required where work may be conducted outside in heat/cold, wet/humid, and dry/arid conditions. Some lifting (up to 25 lbs.) may be required as needed.
