Job Summary We are seeking an energetic and detail-oriented Leasing Agent to join our team! In this vital role, you will be the friendly face and first point of contact for prospective residents, guiding them through the leasing process with enthusiasm and professionalism. Your expertise in property leasing, customer service, and legal regulations will ensure a seamless experience for applicants while supporting the overall success of our property management operations.
Supervisor:
Property Manager (in the case of a manager's absence, the Assistant Manager-Operations will make final decisions).
Hours:
40 hours per week
  • Workweek will include weekends and may exceed the standard 40 hours.

Essential Functions:
Leasing
  • Make sure that models are open and show units are selected and clean/walked, all common areas are open and clean, refreshments ready, golf carts ready and clean, desks stocked with supplies necessary to lease apartments prior to the office opening daily. Turn phones off service prior to the office opening and make sure messages are returned promptly. Unit & Property Readiness
  • Walk vacant/show units regulary, and touch up clean accordingly utilizing a sparkle bucket. Touch up cleaning and wipe downs could include vaccuming, and removal of trash in show units and common areas. Marketing
  • Assist the Assistant Manager in the completion of the weekly market study.
Must also gain comprehensive knowledge of market, especially direct competition, and bring to the attention of the Manager any new property developments in the market. Update property website and other marketing and leasing websites weekly. Maintain and post to social media accounts weekly and review for accuracy. Administrative
  • Verify rental applications, prepare the new resident's move-in packets and lease paperwork in a timely manner.
Walk make-readies before units are moved in. Answer phones promptly and check messages throughout the day as well as respond to residents and prospects through the CRM platform, Knock, if appicable, and any emails. Responsible for filing and Doc Management uploads. Resident/Prospect Relations
  • Greet and qualify prospective residents.
Professionally describe and demonstrate property features to generate an acceptable sales closing ratio. Must present fresh, professional and well-groomed appearance. Must be able to respond to requests from residents as well as following up on service requests to ensure that each was completed to the resident's satisfaction and in a timely manner. Managerial
  • Must be able to represent Manager and Assistant Managers in their absence with decision-making capabilities.
Must be able to exercise good judgment.
General Items:
Skill in using standard office equipment including telephones, the Internet, andphotocopying equipment. Must also demonstrate the ability to perform basic computer data entry functions. Must be energetic, organized and service oriented. Ability to meet deadlines. Skill in attention to detail. Follow all safety procedures and notify supervisor of safety hazards. Must maintain and pass assigned Learning Management System classes.
Related Job Duties:
Inspect clubhouse, models and show units daily, notify manager or maintenance if grounds or common areas are not acceptable, verify rental applications, prepare move-in packets and lease paperwork; handle resident problems, plan and oversee resident parties, and deliver notices to residents on occasion.
Physical Functions:
Standing, walking, climbing, talking, hearing, seeing, writing, driving and ability to withstand normal environmental conditions both inside and out throughout the year.
