We are looking for an energetic, customer-focused Leasing Agent to join our team and help manage the leasing process for our growing student housing portfolio . This position is ideal for someone who enjoys working with people, solving problems, staying organized, and spending time both in the office and out in the field. The Leasing Agent plays a key role in connecting prospective residents with housing while ensuring our properties are ready for successful move-ins.
Reports To:
Site Services Team Lead What You'll DoLeasing & Resident Relations Conduct showings for prospective residents and answer questions about available properties. Manage prospect communication through phone, email, text, and in-person interactions. Guide applicants through the leasing process from initial inquiry to signed lease. Utilize leasing software and tools, including Tenant Turner. Monitor showing activity and provide feedback on tenant interest and market trends. Assist with rental pricing recommendations and lease term strategies. Create market comparisons (CMAs) to support pricing decisions. Install and maintain leasing signage and lockboxes as needed. Student Housing Leasing Work directly with students and parents throughout the leasing process. Assist prospective residents in understanding lease terms, roommate arrangements, and move-in expectations. Help maintain high occupancy levels within the student housing portfolio. Support seasonal leasing efforts during peak student housing turnover periods. Property Readiness & Inspections Conduct move-in, move-out, renewal, and property condition inspections. Verify units are rent-ready and coordinate completion of required turn work. Schedule professional photography and listing preparation. Perform site visits and property walkthroughs to assess condition and occupancy. Identify maintenance concerns and submit work orders as needed. Monitor property exteriors through drive-by inspections. Replace air filters and ensure HVAC maintenance standards are met. Resident & City Coordination Coordinate key exchanges and move-in logistics. Prepare and distribute resident welcome packets. Post notices related to renewals, inspections, and lease compliance. Meet with city officials regarding property compliance and housing requirements when needed. Complete assigned tasks and documentation to ensure company standards are maintained. What We're Looking For Strong communication and customer service skills. Excellent organization and attention to detail. Ability to manage multiple priorities in a fast-paced environment. Self-motivated with strong problem-solving skills. Comfortable working independently and as part of a team. Proficiency with Microsoft Office, Google Workspace, and general computer applications. Ability to learn new software and technology platforms. Reliable transportation and willingness to travel locally for property visits and showings. Flexible schedule, including occasional evenings and weekends during peak leasing seasons. Preferred Qualifications Previous leasing, property management, customer service, sales, or student housing experience. Experience working with CRM or property management software.
