What You'll Do Keep the Property Looking Its Best Conduct regular property inspections to ensure the facility is clean, safe, and operating properly. Maintain building exteriors, storage units, fencing, gates, lighting, and common areas. Perform minor repairs involving locks, doors, hinges, weather stripping, painting, and general upkeep. Complete preventative maintenance to help protect company assets and minimize repairs. Ensure vacant units are clean, secure, and move-in ready. Maintain a pest-free environment and address property concerns proactively. U-Haul Dealer Operations Assist customers with U-Haul truck, trailer, and moving equipment rentals. Process reservations, rental agreements, returns, and payments. Conduct vehicle and equipment check-in/check-out inspections. Verify fuel levels, mileage, and equipment condition. Maintain clean, organized, and rental-ready trucks and trailers. Ensure rental equipment is parked safely and displayed professionally. Educate customers on safe vehicle and trailer operation. Coordinate with U-Haul support and follow company procedures to ensure compliance and customer satisfaction. Assist with sales of moving supplies and related products. Support Facility Operations & Security Monitor security gates, access control systems, cameras, and lighting. Perform regular property walks to identify safety concerns or maintenance needs. Report major repair issues and coordinate with vendors when necessary. Safely use power tools and maintenance equipment, including lock removal when required. Help maintain a secure environment for both customers and company assets. Create a Great Customer Experience Greet and assist current and prospective tenants with professionalism and a positive attitude. Help customers with gate access, unit questions, smart locks, and other facility-related needs. Respond promptly to customer concerns and maintenance requests. Learn and utilize company software and technology platforms. Promote smart lock products and additional services that benefit our tenants. Assist with Groundskeeping Mow, trim, edge, and maintain landscaped areas. Remove weeds, debris, and trash to keep the property looking its best. Maintain sidewalks, drive aisles, and customer areas.
