Job Description

The Property Manager is accountable for all day to day operations, overseeing and enhancing the value of the property under the direction of the Area Manager or Regional Property Manager. A high level of enthusiasm, leadership and managerial skills are essential for motivating, supervising and training your staff to keep members up to date on the latest advancements. Staying abreast of trend in the market place, understanding demographics and the competition is critical as you implement your strategies to make your property the most exciting and profitable community in town. Essential Responsibilities:
Operating the property within the financial guidelines (i.e., the budget).Accomplishing financial objectives by collecting rents, paying bills, forecasting requirements, assisting with preparation of the annual budget, scheduling expenditures, analyzing variances and initiating corrective action, conducting daily physical inspections of the property and direct supervision of the service, grounds and custodial personnel in order to maintain community appearance. Ensure repairs are noted and completed on a timely basis. Consistently using successful techniques and company directives to screen, hire, orient and train new personnel. Maintain the thorough knowledge, implementation and enforcement of all policies and procedures of TPI; insuring through constant supervision and review that all property personnel are operating within those regulations. Responsible for leasing the property; insuring through supervision of the office and leasing personnel that all sales techniques and methods required by the management company are being used effectively and in a professional manner. Responsible for continually monitoring and analyzing traffic logs, closing ratio, budget guidelines, renewal information, marketing data, etc., to be able to give up to date and proper information when requested by others. Insuring that interior and exterior of apartments and model (if applicable) are market ready for prospect tours. Demonstrating model or vacant apartment homes, securing a deposit for rental and following through with the move in process from start to finish. Insuring that all personnel respond to resident requests or complaints in a timely, efficient and courteous manner. Generating various reports, i.e., Program compliance reports. Adhering to income and occupancy standards for the community in order to maintain optimum housing program compliance. Implementing, designing and maintaining a resident retention program, i.e., newsletter, resident referral program or social activities. Insuring that all personnel in all departments operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Ensuring proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, storms, etc.). Seeking educational opportunities and self-improvement for personal growth and development or as directed by TPI Management Services. Responsible for driving revenues with superior marketing skills and strategies, including analysis of competition and development of creative marketing programs. Ability to travel to assist with other properties as needed. Any other tasks or duties as assigned b your Direct Supervisor. Educational Requirements A High school education or equivalent is required; college degree is a plus but not a requirement. Must have the ability to communicate effectively in English for safety and productivity reasons. Accurately perform intermediate mathematical functions and use Yardi resident management software functions related to position. Experience Requirements At least two years' experience in residential property management or related field is required. High proficiency with personal computers and MS Office including Word and Excel. Maintain a positive work atmosphere by acting and communicating in a manner suitable for interaction with customers, clients, co-workers and management Ability to work in a fast-paced environment and maintain effective working relationships with tenants, co-workers and management team.
PHYSICAL DEMANDS
May sometimes be exposed to activity that requires standing, bending, squatting pushing/pulling, and lifting/moving/carrying(items weighing on average up to 35 pounds),in addition to walking the property and climbing stairs.
MENTAL DEMANDS
Must have the ability to communicate effectively in English for safety and productivity reasons. Must consistently use independent judgment (following prescribed procedures) to determine actions to be taken, priorities, emergencies, etc. Must be able to deal with moderate to high levels of stress due to meeting deadlines and reprioritizing activities. Will interact regularly with residents, vendors, contractors, managers, employees and coworkers and therefore, must have outstanding interpersonal skills.
ENVIRONMENTAL CONDITIONS
Will be exposed to an outdoor environment which could consist of heat, cold, dampness, rain, etc. Licenses/Equipment Valid active driver's license with current active automobile insurance is required; position requires personal vehicle to fulfill some of the job's functions. Attendance/Travel Ability to work any of the seven days of the week, 52 weeks of the year. Our property staffing limitation makes it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested. Ability to serve on-call, as scheduled or as necessary. Ability to travel to attend various company gatherings either in the general vicinity or your property, or in another state. Skills Excellent written and oral communication skills Strong administrative and organizational skills Strong time management skills and ability to prioritize wisely Strong customer service orientation Good understanding of basic accounting practices Knowledge of on-site maintenance requirements, including dealing with vendors and contractors Ability to close a sale Ability to drive and access a car Knowledge of state law as it relates to Landlord/Tenant laws and statutes Ability to follow oral and written instruction Intermediate knowledge of MSWord and excel; proficiency with Outlook/Gmail Ability to operate and understand personal computer functions and company utilized software packages. Computer Skills Basic computer and Internet knowledge Ability to use Outlook/Gmail Ability to operate a personal computer in order to complete software packages such as Grace Hill.
