As we grow, we're looking for forward-thinking professionals who thrive in fast-paced, collaborative environments. We're seeking a Mortgage Funder/Closer to join our dynamic team. This position is responsible for independently managing residential mortgage loans from clear to close through closing and funding. The role requires hands-on experience balancing Closing Disclosures and settlement statements, preparing and reviewing closing documents, validating closing and funding conditions, coordinating with title and settlement agents, and ensuring loans are accurate, compliant, and ready for document release and funding authorization. Key Responsibilities Independently manage assigned loans from clear to close through document preparation, balancing, signing, and funding. Balance final Closing Disclosures and settlement statements with title, escrow, and settlement agents. Review closing figures, including cash to close, credits, fees, payoffs, taxes, insurance, escrows, prepaid items, and other applicable charges. Prepare and review closing and legal documents in accordance with applicable state and federal regulations, investor guidelines, and company requirements. Review title commitments, vesting, legal descriptions, deeds, mortgages/deeds of trust, title endorsements, payoff demands, insurance documentation, and other closing-related documentation for accuracy. Ensure Closing Disclosures and loan documents are accurate and compliant with TRID, TILA, RESPA, investor requirements, company policies, and applicable timing requirements. Confirm closing and funding conditions have been satisfied prior to document release or funding authorization. Coordinate with title companies, escrow officers, settlement agents, account executives, loan officers, processors, underwriters, and other internal and external partners throughout the closing process. Prepare and release closing document packages once the loan is balanced and all applicable requirements have been met. Review executed closing packages for completeness and accuracy, including signatures, dates, notarizations, funding documentation, and other applicable requirements. Request funding wires from warehouse banks and coordinate funding activity with internal teams and settlement agents. Manage a high-volume pipeline with multiple competing deadlines while maintaining quality, accuracy, timeliness, and professional communication. Assist with post-closing functions as needed and perform other duties as assigned.
Requirements:
Requirements High School Diploma or GED required. 3+ years of mortgage industry experience required. 2+ years of recent, hands-on mortgage closing and/or funding experience in a TRID environment required. 2+ years of recent Encompass experience in a mortgage Closing and/or Funding role strongly preferred. Strong working knowledge of mortgage closing, funding, post-closing processes, TRID, TILA, RESPA, rescission requirements, investor guidelines, and applicable federal and state closing requirements. Experience reviewing closing figures, cash to close, credits, fees, payoffs, taxes, insurance, escrows, prepaid items, title, vesting, legal descriptions, and closing documents. Ability to independently manage a high-volume closing pipeline with multiple concurrent and time-sensitive deadlines. Excellent verbal and written communication skills with strong attention to detail and urgency. Proficiency with Microsoft Office Suite and systems required to perform closing and funding responsibilities. Experience with Non-QM, DSCR, business-purpose, investor-purpose, and entity/LLC transactions strongly preferred. Why Join CAKE Mortgage?
