Full Job Description Description:
The Multi-Site Property Manager will oversee the day-to-day operations of multiple multifamily properties within the portfolio, ensuring smooth onsite management, tenant satisfaction, and financial performance. This role will manage on-site teams, develop operational strategies, and collaborate closely with the District Manager to align property management activities with broader company objectives. The Multi-Site Property Manager will serve as a key leader in the organization, balancing team oversight, tenant relations, and property performance.
Operational Management:
Oversee the daily operations of assigned multifamily properties, ensuring all sites are managed efficiently and effectively. Coordinate with on-site teams to ensure prompt resolution of tenant concerns, high-quality maintenance, and consistent adherence to company standards. Implement and enforce operational policies, procedures, and best practices across properties to ensure consistency and efficiency.
Team Leadership & Development:
Lead, mentor, and support on-site property management teams including Maintenance Technicians. Conduct regular team meetings to ensure alignment with organizational goals and to foster collaboration across sites. Provide ongoing training, performance evaluations, and professional development opportunities for team members.
Tenant Relations:
Foster strong relationships with tenants to enhance retention and satisfaction. Ensure tenant requests, concerns, and escalations are addressed promptly and professionally. Oversee tenant communications related to policy changes, maintenance updates, or other operational matters.
Financial Management:
Assist in the preparation of annual property budgets and monitor financial performance, ensuring alignment with company goals. Track and analyze property income and expenses, identify variances, and implement corrective actions as needed. Partner with the Vice President of Asset Management to achieve NOI targets, maintain occupancy rates, and manage rent collection processes.
Maintenance Coordination:
Collaborate with the Director of Property Management and the Director of Maintenance to ensure properties are well-maintained, compliant with safety standards, and operating efficiently. Oversee preventative maintenance programs and coordinate timely responses to repair requests. Provide feedback and input on capital improvement projects to align with property management goals and tenant needs.
Reporting & Communication:
Prepare and present regular reports on property performance, operational updates, and tenant feedback to executive leadership. Monitor compliance with local, state, and federal regulations related to property management, leasing, and tenant relations.
Strategic Planning:
Partner with leadership to develop and execute strategies that optimize property performance, enhance tenant satisfaction, and achieve long-term portfolio goals. Stay informed of market trends, competitive properties, and industry best practices to inform decision-making. Identify opportunities for operational improvement, cost savings, and tenant engagement initiatives.
Requirements:
Education & Experience:
Bachelor's degree in Business Administration, Real Estate, or related field. Equivalent experience may be considered. 5+ years of experience in property management, with at least 2 years in a leadership role overseeing multiple properties or teams. Experience managing multifamily properties is strongly preferred.
Skills & Competencies:
Proven ability to lead, manage, and develop property management teams across multiple locations. Strong understanding of property management operations, including leasing, maintenance coordination, and tenant relations. Excellent communication and interpersonal skills, with the ability to work collaboratively across departments and leadership levels. Financial acumen with experience in budgeting, financial reporting, and performance analysis. Proficiency in property management software (e.g., AppFolio, Yardi, RealPage) and Microsoft Office Suite. Strong organizational skills and ability to prioritize multiple tasks in a fast-paced environment.
Certifications:
Certified Property Manager (CPM) or similar designation is preferred but not required.
