Job Description
Head of Maintenance
- Property Management Goldnest Property Management is looking for an experienced Head of Maintenance to oversee our Dallas maintenance operations across a large portfolio of short-term rental and residential properties.
Responsibilities:
Manage Maintenance Technicians- Oversee technicians' daily schedules, productivity, quality of work, response times, and overall performance. Oversee Maintenance Coordination
- Work closely with our coordination team to prioritize work orders, troubleshoot issues, and make sure jobs don't fall through the cracks. Manage Vendors
- Oversee plumbers, electricians, HVAC companies, appliance vendors, and other outside contractors, including pricing, quality, and performance. Quality & Cost Control
- Review repairs, estimates, repeat issues, and outsourced work to ensure we're making the right repair decisions and controlling costs. Projects & Escalations
- Take ownership of larger or complicated maintenance issues and provide direction when technicians or coordinators need support. Team Performance
- Track technician productivity, overtime, callbacks/do-overs, repeated issues, completion times, and other maintenance KPIs. Communication
- maintain a stonrg and healty communicatioin with operations and other departments regarding property conditions and urgent issues.
Qualifications:
Previous experience managing a residential/property maintenance team Strong general knowledge of HVAC, plumbing, electrical, appliances, pools, and general home repairs Strong leadership and problem-solving skills Comfortable using work-order/ticketing software and managing a high volume of maintenance requests Highly organized and able to prioritize urgent issues in a fast-paced environment Strong communication and accountability Property management, short-term rental, multifamily, or residential field-service experience is strongly preferred.Pay:
$75,000.00- $85,000.
