Job Description

Position:
Salesperson (Business Development Representative and Fractional Sales)
Market:
Greater Cleveland Metropolitan Area (Solon and Independence)
Term:
90 Days (9/21/26 - 12/18/26)
Expected Commitment:
Approximately 10-15 hours per week 1.
Purpose:
This role is designed for an experienced, enthusiastic, entrepreneurial salesperson who is comfortable being rewarded with basic compensation and performance bonuses for measurable effort (and results). The representative's job is to: Generate leads and conversations, identify interested and qualified homeowners, secure appointments (remote or in-person), follow up, convert customers, generate collected revenue. The first 90 days are intended to prove whether this homeowner-service sales process can be repeated economically and scaled. 2.
Base Compensation:
Between $20.00 and $25.00 per hour Target workload: 10-15 hours per week At 15 hours per week for approximately 13 weeks: Estimated 90-day base compensation: $5,000 The lower hourly rate is intentionally paired with significantly higher performance compensation. 3.
Qualified Appointment Bonus:
$25 for each qualified appointment that actually occurs.
An appointment qualifies when:
The homeowner has a legitimate home repair or improvement project; The homeowner is within the company's target service area; The homeowner attends or participates in the scheduled consultation; and The prospect satisfies the company's basic qualification criteria. Cancelled appointments and no-shows do not earn an appointment bonus. The objective is to reward completed, qualified conversations, not just calendar activity. 4.
Revenue Commission :
The representative earns: 10% of collected qualifying service revenue from customers personally originated by the representative during the customer's first 90 days. Commission is calculated only on money actually received by the company.
Qualifying revenue may include:
Initial consultations Project scoping services Estimating services Procurement services Owner's Representative fees Other company service fees directly resulting from the originated customer Commission excludes: Sales tax Refunds Chargebacks Contractor payments Materials Reimbursed expenses Other pass-through costs 5. Example Customer A salesperson originates one homeowner.
The homeowner purchases:
Initial alignment consultation: $50 Project scope/estimating package: $450 Contractor procurement service: $750 Owner's Representative services: $1,500 Total qualifying revenue: $2,750 Sales commission: 10% × $2,750 = $275 If that homeowner resulted from a qualified completed appointment, the salesperson would also earn: $25 appointment bonus. Total salesperson performance compensation from that customer: $300 plus applicable hourly compensation. 6. 90-Day Performance Objective This is not just a traditional hourly job. It is a 90-day market-development opportunity for someone who believes they can generate business. A successful representative should leave the first 90 days having demonstrated: A repeatable prospecting method A reliable homeowner sales message A measurable appointment conversion rate A measurable customer conversion rate Positive economics for both the salesperson and the company Strong performance may lead to: Increased territory Increased hours Higher commission Recurring commissions Sales-management responsibility Participation in expansion to additional Greater Cleveland communities 7. Employment and Legal Structure The final agreement will specify that the representative is an independent contractor which is structured consistently with applicable Ohio and federal wage, commission, tax, and worker-classification requirements. Commission terms, when commissions become earned, treatment of refunds, and payment after termination are documented clearly in writing.
