POSITION OVERVIEW
The Online Sales Consultant is the first point of contact for buyers who reach out to Berks Homes by phone, email, or online. This role builds the relationship, uncovers what each buyer is looking for, and converts that interest into scheduled appointments with a New Homes Sales Consultant. This position offers a base salary plus commission, with earning potential of up to $85K per year.
ESSENTIAL FUNCTIONS
Primary goals are to discover the needs of potential buyers and scheduling of appointments with Sales Consultants at preferred community Asks appropriate questions to understand buyers needs and wants to uncover buyer home preferences; seeks out additional prospect information to assist in determining appropriate product, pricing, time frame and location Demonstrates knowledge of Berks Homes' product features and benefits with the ability to deliver accurate and educational information about our homes and communities to match the discovered needs and wants of the prospective buyer Follows up promptly on all leads: website, phone, email, text, and real estate agents. Manages leads in CRM database, follow up both short and long term Builds relationships with prospective buyers via phone and email Creates and delivers ongoing email campaigns to nurture prospects who are not yet ready to visit, keeping Berks Homes communities top of mind through the buyer's decision timeline Schedules appointments with sales team for meetings with potential home buyers; arrange personal tours at preferred communities or model homes Champion for quality website content and accuracy Monitors third-party listing websites and online advertising for accurate community, pricing and availability information Researches competing builders and their online activity to stay current on local market conditions, pricing and positioning Tracks and reports on lead activity, appointment activity and sales conversion ratios Participates in ongoing sales training Assists with special projects as requested and perform additional duties as required Other duties as assigned
EXPERIENCE/EDUCATION/COMPETENCIES
High school diploma or equivalent required 2 years + experience in sales or selling environment required PA Real Estate Licence preferred or achieved within 6 month of hire Ability to build solid relationships with customers utilizing strong customer service skills required Proficient Microsoft Office programs and CRM user required Attention to detail and ability to coordinate multiple tasks is required Solid interpersonal and communication skills required Ability to work in a team environment required
WORKING CONDITIONS
Professional office setting. The hours are Monday through Friday, averaging 40 hours per week, with a mandatory minimum thirty-minute lunch break. This position may require some evening hours and weekend coverage as deemed necessary to cater to workload. Occasional travel as needed.
PHYSICAL REQUIREMENTS
Primarily seated. At times, this position may require bending, squatting, kneeling, standing, walking, reaching, pushing and pulling. Occasionally, there may be lifting up to 25 pounds. Frequently, you must be able to read and comprehend, write effectively and professionally, perform minor calculations, orally communicate with all levels within the organization, reason and analyze data. The main equipment/machinery used is the computer, telephone, printer, and scanner.
