Job Description

First Property Management | Chattanooga, TN | Part-Time W-2 | Hourly Base + Uncapped Commission First Property Management is growing, and we're looking for someone who is exceptional at building relationships, asking good questions, and helping property owners make smart decisions about the management of their investments. FPM has a strong and active pipeline of property owners and real estate investors exploring professional property management. But we don't believe every prospect should become a client. The right relationship has to work for both the property owner and FPM. The Property Management Sales Consultant will meet with prospective clients, understand their properties, goals and challenges, and help determine whether FPM is the right fit. When we are, you'll confidently guide the prospect toward becoming a client. When we aren't, you'll make sure they still leave the conversation with a positive experience and useful insight. This is consultative sales . Success isn't simply getting someone to sign an agreement. It's identifying the right clients, helping them make informed decisions, and converting strong-fit opportunities into long-term FPM relationships. What You'll Do Conduct consultations with property owners and real estate investors considering professional property management Ask thoughtful questions to understand their properties, investment goals, expectations, challenges, and priorities Evaluate whether the prospect and property are a good fit for FPM Help prospects understand their property management needs and options Clearly explain FPM's services, approach, pricing, and value Recommend solutions based on what the prospect actually needs Build trust through knowledgeable, professional, and candid conversations Recognize strong-fit opportunities and confidently guide those prospects toward a decision Consistently follow up with qualified prospects and keep opportunities moving Address questions, concerns, and objections honestly and professionally Set clear expectations about what working with FPM will — and won't — look like Create a positive experience for prospects even when FPM isn't the right fit Maintain accurate notes, follow-up activity, and opportunity status Meet established goals for sales activity, qualified opportunities, conversion, and new business What We're Looking For 2+ years of consultative, relationship-based sales experience , or comparable client-facing experience that included helping prospects make purchasing or service decisions Demonstrated ability to move qualified prospects through a sales process and close business Strong discovery skills — you know how to ask good questions, listen carefully, and understand what someone actually needs Good business judgment and the confidence to recognize when a prospect isn't a good fit Comfortable discussing pricing, value, expectations, and concerns directly Strong professional communication skills by phone, email, video, and in person Consistent follow-through and the ability to manage multiple active opportunities Ability to learn property management services, terminology, and FPM's approach well enough to confidently advise prospective clients Comfortable using CRM systems, email, video conferencing, and other business technology Able to work independently while being accountable for activity and results Must be able to successfully complete a background check and drug screening Experience That Would Be Especially Valuable Experience in property management, real estate, real estate investing, insurance, financial services, B2B sales, or another professional service environment is a plus, but property management experience is not required. We're more interested in whether you can listen, understand, advise, and close than whether you've spent years in one particular industry. A college degree is not required. What Makes This Opportunity Different We already have prospects. We need someone who can have the right conversations with them. This isn't a traditional business development role where you'll spend most of your day cold calling or trying to build a prospect list from scratch. FPM already has an active pipeline of property owners and investors exploring management services. Your job is to make those opportunities count. Sometimes that means recognizing a strong fit, helping the prospect see the value of working with FPM, and confidently asking for their business. Sometimes it means realizing FPM isn't the right solution and helping that person leave the conversation with greater clarity about what they should be looking for. Either outcome can be a successful sales conversation. We're interested in building good, long-term client relationships — not simply collecting signed agreements. Compensation & Schedule This is a part-time W-2 position designed around a low guaranteed base with significant performance-based earning potential. Approximately 15 hours per week $13-15/hour base pay Uncapped commission on eligible new business closed Additional earning opportunity for approved self-generated business Commission is earned based on successfully producing new management business, not simply obtaining a signature This role is a particularly good fit for someone who wants a flexible part-time opportunity and is confident enough in their sales ability to prefer significant performance-based earning potential over a high guaranteed salary. What Success Looks Like You'll know you're doing well when: Qualified prospects receive a responsive, professional and valuable experience You're quickly identifying which opportunities are — and aren't — right for FPM Strong-fit prospects consistently move forward Opportunities don't stall because follow-up was missed New clients understand what to expect before they sign FPM is adding good clients , not simply more clients Your earnings grow as the quality and volume of the business you close grows Good sales judgment matters here. So do results. We're looking for someone who can deliver both. •
