Full-Time | Exempt Position Summary L&A is seeking a highly analytical, detail-oriented Commercial Real Estate Research Analyst to lead the firm's market intelligence initiatives throughout the Upstate of South Carolina. This position will be responsible for collecting, analyzing, and interpreting commercial real estate market data that supports brokerage, investment sales, leasing, property management, business development, and strategic decision making. The Research Analyst will serve as the firm's subject matter expert for market trends, property analytics, demographic research, economic indicators, and competitive intelligence while producing reports and presentations that strengthen client relationships and position L&A as a market leader. Primary Responsibilities Market Research & Analytics Maintain comprehensive databases of commercial properties throughout the Greenville-Spartanburg market. Track leasing activity, sales transactions, vacancy rates, rental rates, absorption, new construction, and development activity. Analyze economic, demographic, employment, and population trends affecting commercial real estate. Prepare quarterly and annual market reports by product type (Office, Industrial, Retail, Land, Multifamily, Medical). Brokerage Support Assist brokers with property valuations and market analyses. Prepare Broker Opinion of Value (BOV) research packages. Develop demographic and competitive analyses for listing presentations. Produce custom client reports supporting acquisition, disposition, and leasing strategies. Research ownership, zoning, tax records, easements, and public records. GIS & Mapping Produce professional maps illustrating trade areas, demographics, traffic counts, drive-time analyses, and comparable properties. Maintain geographic information using GIS and commercial mapping platforms. Business Intelligence Identify emerging market trends and development opportunities. Monitor major employers, corporate relocations, infrastructure improvements, and economic development announcements. Develop targeted prospect lists for business development initiatives. Data Management Maintain internal research databases. Ensure integrity and consistency of market data. Coordinate with CoStar, Crexi, MLS, county GIS systems, and public data sources. Desired Qualifications Bachelor's degree in Finance, Economics, Real Estate, Business, Geography, Urban Planning, Statistics, Data Analytics, or related field. 2-5 years of commercial real estate research, market analysis, valuation, financial analysis, or related experience. Advanced Microsoft Excel proficiency. Experience with Power BI, Tableau, ArcGIS, or similar visualization software preferred. Familiarity with CoStar, Crexi, ESRI, Census data, and public records research preferred. Strong analytical and written communication skills. Ability to translate complex data into clear, actionable insights. Excellent organizational skills and attention to detail.
