About the Opportunity We are a growing Indiana-based title and escrow company expanding into Bloomington from our established offices in Evansville, Vincennes, and Washington. As part of this strategic expansion, we are seeking a Senior Escrow Officer and Real Estate Closer who is ready to take ownership of our newest market, lead the build-out of a Bloomington team, and grow alongside a company that invests in its people. This is more than a closing desk. It is a leadership role with direct responsibility for shaping our Bloomington presence, developing talent, and deepening relationships with local lenders, realtors, attorneys, and builders. The right candidate is an experienced closer who is ready to mentor others and run a branch. What You'll DoEscrow & Closing Manage a full pipeline of residential and commercial real estate closings from contract to post-closing, including purchases, refinances, new construction, and cash transactions. Prepare, review, and explain closing disclosures, settlement statements (CD/ALTA), deeds, affidavits, and ancillary documents in compliance with RESPA, TRID, and state requirements. Conduct closings with buyers, sellers, lenders, and agents, ensuring an accurate, professional, and welcoming closing experience. Manage escrow accounts, wire disbursements, and post-closing recordings with strict adherence to fiduciary and audit standards. Team Leadership & Market Growth Lead the launch and day-to-day operations of our Bloomington office, serving as the senior on-site presence. Hire, train, mentor, and manage a growing team of processors, closers, and support staff as volume scales. Set performance standards, conduct reviews, and develop internal talent into the next generation of closers and escrow officers. Partner with leadership on branch P&L, pipeline forecasting, and market strategy for the Bloomington/Monroe County region. Build and nurture referral relationships with local real estate agents, loan officers, builders, and attorneys to drive market share. Compliance & Quality Ensure every file meets underwriter, state, and federal compliance requirements. Serve as an escalation point for complex title issues, 1031 exchanges, entity closings, and unusual transaction structures. Champion a culture of accuracy, confidentiality, and client-first service across the branch. What You BringRequired 2+ years of experience as an escrow officer, closer, or settlement agent in Indiana residential and/or commercial real estate. Active Indiana Title Insurance Producer license (or ability to obtain within 30 days of hire). Deep working knowledge of Indiana title standards, RESPA, TRID, and ALTA best practices. Proven experience managing a high-volume closing pipeline with minimal error rates. Proficiency with title production and closing software (e.g., SoftPro, RamQuest, Qualia, or similar). Strong written and verbal communication skills and a professional, client-focused presence. Preferred Prior experience supervising, training, or managing closing or escrow staff. Established referral network within the Bloomington / Monroe County real estate community. Notary commission in the State of Indiana. Experience opening or scaling a branch, satellite office, or new market. $49,747.20 - $70,000.00 per year
