Position Summary The Senior Estimator is responsible for leading all aspects of the estimating and preconstruction process, including scope development, quantity takeoffs, subcontractor coordination, proposal preparation, bid management, contract award support, and preconstruction planning. This role works closely with estimating and project management teams while mentoring junior estimators and supporting operational excellence across multiple concurrent projects. Typical project values range from $250K to $10M, with select projects exceeding $20M. Key ResponsibilitiesEstimating & Preconstruction Review project documents and develop subcontractor scopes of work for multiple projects simultaneously. Coordinate with design partners on design-build pursuits to ensure complete and accurate scopes. Perform quantity takeoffs and prepare detailed estimates, including self-perform work pricing. Analyze project documents to identify scope gaps, constructability concerns, and design omissions. Develop and submit Requests for Information (RFIs) as needed. Prepare and lead bid-day proposal submissions. Attend site visits and pre-proposal meetings. Subcontractor & Vendor Coordination Coordinate with subcontractors to review scopes, answer questions, negotiate pricing, and ensure proper trade coverage. Build and maintain strong relationships through networking events, subcontractor meetings, and industry engagement. Review subcontractor proposals and leveling sheets prior to bid submissions. Team Leadership & Collaboration Collaborate with the Chief Estimator and Director of Operations to lead estimating efforts. Mentor and assist in training junior estimators. Coordinate with estimating and project teams to ensure proper project scoping across all trades. Support Project Managers with pricing, rentals, purchase orders, and related project tasks. Contract & Project Support Assist with bidding, contract award, planning, execution, and close-out activities for construction and design-build contracts. Prepare preconstruction submittals, including: Submittal registers Transmittal documents Personnel lists Catalog cuts Material samples Government approval packages Conduct research on suppliers, manufacturers, specialty subcontractors, and contractual requirements. Maintain organized electronic estimating files and historical cost data. QualificationsEducation & Experience Bachelor's degree in Engineering, Architecture, Construction Management, or a related field (or equivalent experience). Minimum of 7 years of estimating experience with a general contractor or subcontractor in the Metro Washington, DC area. Technical Skills Strong ability to read and interpret: Construction drawings Technical specifications Contract documents Project-related documentation Proficiency with: Procore Microsoft Excel & Word On-Screen Takeoff RSMeans Bluebeam BuildingConnected Other construction management software Professional Skills Strong communication, organizational, technical, and mathematical skills. Ability to manage multiple bids and shifting priorities effectively. High attention to detail and accuracy. Strong initiative and ability to work independently. Thorough understanding of construction sequencing and constructability analysis. Ability to collaborate effectively with internal teams and external partners. Strong sense of urgency and accountability. Required Construction Knowledge Experience estimating across multiple construction divisions, including: Civil/site construction Foundations Roofing systems Structural systems Miscellaneous metals Casework and specialties Doors and hardware Interior finishes Exterior wall systems Fire protection and sprinkler systems Fire alarm systems Mechanical systems Plumbing systems Electrical systems Security & Compliance Requirements Must be a U.S. Citizen. Must be able to pass a background investigation. Valid driver's license with a satisfactory driving record required.
