Job Description

Overview Property Inspector is responsible for conducting pre-arrival inspections to ensure True North Vacation Rentals' homes meet the highest standards of cleanliness, presentation, and hospitality before guests arrive. This role exists to catch what others might miss—not because cleaners aren't skilled, but because time constraints and large homes can allow small details to slip through. The inspector serves as the final quality gate before a guest enters the home. Contractor Status This is a 1099 independent contractor role. Inspectors control their availability but must meet agreed-upon response times and inspection windows. Core Responsibilities and Duties Pre-Arrival Inspections Inspect property after cleaning and before guest arrival Review all guest-facing areas including: Kitchen (fridge, appliances, counters, trash) Bathrooms (toilets, sinks, showers, mirrors) Bedrooms (bed staging, pillows, linens) Living spaces (dust, clutter, staging) Outdoor areas (trash, furniture, hot tubs if applicable) Hospitality & Presentation Ensure the home feels guest-ready, not just clean View the property through a first-time guest lens Identify anything that would cause hesitation, disappointment, or confusion Documentation & Communication Take clear photos of issues Log findings in required systems Flag urgent or guest-impacting issues immediately Distinguish between minor misses and critical concerns Professional Judgment Use discretion and hospitality instincts Know when something is "acceptable" vs "needs fixing now" Maintain calm, solution-oriented communication Required Qualifications Prior short-term rental experience (required) Strong attention to detail (this is non-negotiable) Reliable transportation Smartphone proficiency Ability to work independently without micromanagement Strong time management and reliability Preferred Background Former or current STR cleaner Hospitality, hotel, or property management experience Experience with large homes or luxury rentals Schedule & Availability Inspections are typically tied to guest arrival days (Wed, Thur, Fri will be most common, then Sat, and the rest will be as needed). We will have a team and some tasks will be assigned to specific people and other tasks will be first come, first served. Must be available during peak turnover windows to make the most money Weekend availability is strongly preferred, but not every weekend required Performance Indicators Consistency and reliability Thoroughness of inspections Quality of documentation Ability to prevent guest complaints before they happen Alignment with True North's hospitality standards The best candidate will be adaptable, level-headed, respectful, and collaborative—someone who remains calm under pressure and is dedicated to delivering extreme hospitality at every touchpoint. We are seeking an individual who is eager to grow with us long term, with the opportunity for pay increases, performance-based bonuses, and potential full-time employment as the role evolves.

Are you comfortable taking clear photos, documenting issues, and logging findings using your smartphone? This is a 1099 independent contractor role with inspections tied to guest arrivals.
