As the Director of Land Acquisition , you will play a critical leadership role in identifying, evaluating, negotiating, and securing land opportunities that align with the company's long-term growth strategy, operational objectives, and financial goals. This position is central to supporting the company's land acquisition and development initiatives through market analysis, due diligence coordination, contract negotiation, financial evaluation, and collaboration with internal departments and external stakeholders. The Director of Land Acquisition will work closely with executive leadership, landowners, brokers, municipalities, legal counsel, engineers, planners, and development teams to source and secure strategic land acquisitions while managing risks, timelines, and project feasibility. Responsibilities include identifying and evaluating potential land acquisition opportunities; conducting market research and competitive analysis; preparing financial models, feasibility studies, and investment summaries; negotiating purchase agreements, letters of intent, and land contracts; and coordinating due diligence activities related to zoning, environmental, engineering, legal, and entitlement considerations. The Director of Land Acquisition will also manage land pipelines, maintain broker and industry relationships, and ensure acquisition opportunities align with company growth objectives and operational strategies. Additional responsibilities include coordinating with planning, development, finance, and construction teams throughout the acquisition and pre-development process; presenting acquisition opportunities and recommendations to executive leadership; managing budgets and acquisition schedules; monitoring market trends and competitive conditions; and identifying opportunities to improve acquisition strategies, operational efficiencies, and long-term land positioning within target markets. The ideal candidate possesses strong leadership, analytical, negotiation, communication, financial, and organizational skills along with the ability to manage multiple priorities in a fast-paced environment while maintaining professionalism and attention to detail. Candidates should demonstrate strategic thinking, accountability, relationship-building abilities, sound business judgment, and a proven ability to manage complex transactions and development opportunities. Previous experience in land acquisition, real estate development, entitlement management, or residential homebuilding is strongly preferred. A Bachelor's Degree in Real Estate, Business, Finance, Urban Planning, Civil Engineering, or a related field is preferred along with experience in land valuation, contract negotiations, market analysis, financial underwriting, and residential development processes. Knowledge of local market conditions, zoning regulations, entitlement procedures, and development operations is highly desirable.
