ABOUT THE ROLE
We are seeking a results-driven and strategic Land Acquisition Manager to identify, analyze, and acquire quality land deals across Central Florida. You will be responsible for sourcing off-market properties, conducting comprehensive market and financial analysis, negotiating purchase agreements, and building strategic relationships with brokers, property owners, and development partners. This role is ideal for someone with a proven track record in real estate acquisitions, strong negotiation skills, and the ability to work independently. KEY RESPONSIBILITIES
Deal Sourcing & Analysis:
Identify and evaluate land acquisition opportunities through market research, broker networks, public records analysis, and off-market channels. Conduct competitive financial and feasibility analysis on prospective properties. Off-Market Acquisition:
Develop and execute strategies to locate off-market deals through direct outreach to property owners, wholesalers, and real estate professionals. Build and maintain strong relationships with key market players. Negotiation & Contracting:
Lead negotiations with sellers and their representatives. Prepare and execute land purchase agreements, manage contract contingencies, and ensure timely closing coordination. Financial Evaluation:
Perform land use analysis, zoning assessment, and sophisticated financial modeling to evaluate development potential and ROI. Prepare investment summaries and opportunity memos for management review. Due Diligence & Documentation:
Manage the due diligence process including environmental assessments, title review, survey verification, and entitlement research. Compile comprehensive acquisition packages for corporate approval. Stakeholder Communication:
Conduct site visits and provide detailed assessments to project leadership. Track acquisition milestones, critical dates, and contingencies. Prepare regular pipeline updates and progress reports. Market Intelligence:
Stay current on market trends, zoning changes, development patterns, and competitive activity in the Orlando metro area and surrounding regions. REQUIRED QUALIFICATIONS
Bachelor's degree in Real Estate, Business, Finance, Engineering, Urban Planning, or related field Minimum 4-5 years of proven experience in land acquisition, real estate development, or wholesaling Demonstrated success in sourcing, analyzing, and closing land deals (both on-market and off-market) Strong understanding of Florida land development processes, zoning, entitlements, and permitting Excellent financial acumen with proficiency in Excel and ability to model development scenarios Exceptional negotiation and deal-closing skills with track record of successful contract negotiations Ability to work independently and manage multiple projects simultaneously Strong communication and relationship-building abilities PREFERRED QUALIFICATIONS
Master's degree in Real Estate, Business, Finance, or Urban Planning 5+ years of experience in residential or commercial land acquisition Experience in Florida market (Central Florida market knowledge is a plus) Familiarity with affordable housing, workforce housing, or LIHTC programs GIS and geographic information systems experience Real Estate license or broker license Experience with entitlement and land development projects SKILLS & COMPETENCIES
