Job Description

Job Overview We are seeking a driven, analytical, and highly connected Land Acquisition Manager to drive our regional expansion strategy. You will identify, analyze, and secure prime land parcels for development, shepherding deals from initial contact to successful closing.
Key Responsibilities Deal Sourcing:
Network with brokers, landowners, and municipal officials to uncover off-market and listed land opportunities.
Financial Analysis:
Prepare comprehensive pro-forma financial models, feasibility studies, and underwriting reports for proposed acquisitions.
Due Diligence & Entitlements:
Coordinate with legal, environmental, and engineering teams to evaluate zoning, utility availability, and entitlement status.
Negotiation:
Draft Letters of Intent (LOIs) and negotiate purchase and sale agreements (PSAs).
Executive Presentations:
Present comprehensive land packages with relevant market data to the senior investment committee for approval.
Qualifications & Skills Education:
Bachelor's degree in Business, Real Estate, Finance, Civil Engineering, or Urban Planning.
Experience:
5+ years of direct experience in residential/commercial land acquisition, development, or real estate brokerage.
Analytical Prowess:
Advanced proficiency in MS Excel and strong capability to interpret financial reports and demographic data.
Communication:
Exceptional verbal and written communication skills with the ability to build and maintain relationships with diverse stakeholders.
Local Market Knowledge:
Existing relationships and a deep understanding of the local real estate territory and zoning frameworks.
