Job Description

🌎 Planner Role Shape communities. Guide development. Make an impact. We're seeking a motivated Planner / Land Use Consultant to join our growing team and help guide development projects from early feasibility through entitlement and approvals. This role is ideal for a planner who enjoys blending technical expertise with collaboration, public engagement, and real‑world problem solving. If you're passionate about land use, regulatory strategy, and shaping how communities evolve, this is an opportunity to work on meaningful projects and advance your planning career. What You'll Do Project & Land Use Planning Conduct site feasibility studies, due diligence, and land‑use research to assess development potential. Analyze zoning ordinances, development regulations, comprehensive plans, and environmental constraints. Prepare conceptual site layouts, land‑use plans, and supporting planning documentation. Entitlements & Regulatory Approvals Manage entitlement processes including zoning applications, subdivision plans, site plans, and variance requests. Coordinate closely with municipal, regional, and state agencies throughout the review and approval process. Support compliance with local and environmental regulations. Collaboration & Communication Work alongside engineers, surveyors, architects, clients, and internal project teams. Prepare clear, persuasive planning reports, narratives, maps, and presentations using GIS, CAD, and related tools. Attend and present projects at planning board, zoning board, and public hearings. Community Engagement Support community outreach efforts by presenting project information to stakeholders and the public. Help translate technical planning concepts into accessible, community‑focused messaging. Project Support Maintain accurate project documentation, schedules, and regulatory correspondence. Contribute to efficient project delivery and strong client relationships. What We're Looking For Required Qualifications Bachelor's degree in: Urban or Land Use Planning Geography Environmental Studies Civil Engineering or a related field Strong understanding of land use planning, zoning, permitting, and regulatory compliance. Excellent written and verbal communication skills. Preferred Qualifications Master's Degree in Planning or related discipline. Experience working with municipal boards or regulatory agencies. Familiarity with GIS, CAD, or similar planning tools. Pay and Benefits The pay range for this position is $25.00 - $35.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
