- Develop, distribute, update, redistribute and drive the Project Schedule.
- Develop, maintain and distribute a weekly Three Week Lookahead schedule.
- Proficiency in reading, understanding, retaining and communicating plans and specs, contracts, submittals, change orders and RFIs.
- A very high level of skill in ensuring trades scheduled are present and performing accordingly.
- A high level of understanding the sequencing of trades; forecasting needs long before needed.
- A very high level of attention to detail; level, plumb, square, as designed and best practices.
- A very high level of understanding of building codes and inspector relations, schedule inspections.
- Establishing and maintaining safety practices, and ensuring PP&E is utilized. Foster a safe and harmonious site at all times.
- Maintain a very clean and organized site. Dust Control and SWPPP are essential tasks.
- Maintain Daily Reports of all trades onsite, their accomplishments, deliveries, guests and weather.
- Photograph progress and upload for Team utilization.
- Ensure materials and equipment are onsite as needed to keep the schedule on target.
- Facilitate the Pay-App billing cycle with Superintendent review of Invoices for content and billing percentage accuracy, as well as determining trades who have been onsite during each billing cycle.
- Stay current with all plan and spec deltas, RFIs and Change Orders.
- Aid the Project manager with client and design team walk throughs onsite.
- Facilitate the Project Manager's efforts in obtaining permits through various municipalities.
- Effectively utilize our Team Labor Force and mentor their growth.
Additional Requirements:
- At least six years experience as a luxury homebuilder Superintendent on projects in excess of $5M.
- A Construction Management undergrad degree is a plus, but not a substitute for experience.
- Ability to read construction plans and specs at a very high level.
- Strong leadership and organizational skills.
- Excellent communication and interpersonal skills.
- Technical knowledge of construction methods and building codes.
- Proficiency in project management and scheduling software.
- Ability to manage schedules effectively.
- Problem-solving and decision-making skills.
- Time Management and Organizational skills.
- Work comfortably with deadlines, able to self-motivate, and display a refuse to fail attitude.
- Fostering Teamwork is essential.
