Job Description

Full time on-site superintendent responsible for the operation and overall condition of two pre-war buildings that comprise a 75-unit residential condominium at 14 N. Chatsworth Ave, Larchmont, NY. Essential Duties and Responsibilities
  • Manage the maintenance, cleanliness and upkeep of the buildings, both interior and exterior as well as the surrounding grounds, in accordance with instructions of the Managing Agent and the Board of Managers
  • Manage and maintain the building systems including steam boiler, heat, water, gas, elevators. One building has a dual fuel boiler with Heat Timer controls, the other has an oil-fired boiler.
  • Supervise three full-time union employees-two porters and a doorman, including assigning and monitoring their tasks and duties; managing their schedule including overtime and time off and payroll
  • Efficiently and promptly handle issues and concerns reported by unit owners and tenants with courtesy and clear communication
  • Manage maintenance requests via BuildingLink on the computer and the App
  • Ability to multi-task and perform work in a timely, organized fashion
  • Regularly assess and report property status to Managing Agent and the Board of Managers
  • Identify potential maintenance problems and develop plans to address them
  • Manage and supervise outside vendors performing work in and around the property including checking on unit renovations
  • Respond to all building emergencies, including after hours and weekends
  • Meet weekly with the building's Managing Agent and/or representative of the Board of Managers. A weekly report must be submitted.
  • Other duties may be assigned Qualifications/Education/Experience
  • 5-10 years similar experience in a pre-war building.
General handyman skills including light plumbing, sheetrock/plaster repairs, carpentry and painting. Must be able to use a computer and create and update building lists/documents. Knowledge of Microsoft Word, Excel and Adobe as well as the ability to learn other software platforms.
Communication Skills :
Strong communication skills are essential including the ability to read, analyze, and interpret technical procedures, or governmental regulations; ability to write reports and business correspondence; and ability to effectively present information and respond to questions from residents, owners, staff and management.
Management Skills:
Experience managing a staff is essential; experience managing union employees is a bonus.

Pay and Benefits:
  • This is a union position (Service Employees International Union Local 32BJ that conforms to union salary and benefits standards
  • Rent-free two-bedroom apartment in the building, located in the Mamaroneck, NY school district
  • Monthly cell phone stipend
Schedule:
  • Monday to Friday, 8:00 AM - 5:00 PM
  • Weekend availability, for emergencies
Pay:
$995.40 per week
