Commissioning Manager Duties & Responsibilities:
Lead project commissioning efforts to ensure all building systems, particularly mission-critical mechanical, electrical, plumbing, controls, and life-safety systems, are designed, installed, tested, and operated in alignment with Owner's operational needs and Engineer's design intent Manage multiple commissioning projects including client interface and coordination with internal and external teams Frequent interaction with owners, owner representatives, contractors, engineers, architects, and commissioning partners Review and revise Owner's Project Requirements (OPR) and Basis of Design (BOD) documentation Perform peer and design reviews with focus on data center MEP and critical power systems Review equipment submittals for compliance with project requirements Write and/or review project-specific commissioning specifications and commissioning plans Generate project-specific installation checklists for mechanical, electrical, controls, and critical systems Develop project-specific functional performance tests (FPTs) Conduct onsite functional performance testing for all critical systems Observe equipment startup activities and prepare detailed reports Perform project site observations and maintain/update commissioning issues log Lead or participate in commissioning and construction coordination meetings Schedule and coordinate commissioning activities with contractors, vendors, commissioning agents, and owners Review O&M manual documentation for completeness and accuracy Verify owner training sessions and ensure training requirements are met Write final commissioning reports summarizing testing, results, and system readiness Maintain comprehensive understanding of all levels of commissioning required for data centers, including Level 1-5 commissioning processes Contribute to improving commissioning processes and implementing industry best practices for mission-critical environments
Commissioning Manager Qualifications:
Experience leading commissioning or similar teams on complex projects with significant mechanical and electrical system components, preferably in data centers or mission-critical facilities Minimum 3 years of building commissioning experience required Associate degree or higher in HVAC Technology, Building Systems Engineering, Construction Management, or related field; OR 8+ years of experience in building construction with strong exposure to mechanical, electrical, plumbing, controls, and/or TAB processes Working knowledge of building control systems (BMS/EPMS) Working knowledge of mechanical and plumbing equipment and design Working knowledge of electrical equipment and design, including UPS, generators, switchgear, and distribution systems Experience with building construction and controls integration Excellent verbal and written communication skills for interaction with wide range of stakeholders Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint) Proficiency in Procore and ProjectSight platforms Competency with cloud-based commissioning software platforms Strong attention to detail and ability to manage multiple tasks in fast-paced environment Effective team leadership skills and ability to work collaboratively Strong critical-thinking and problem-solving abilities Ability to perform duties outside typical scope when necessary Commitment to continuous learning and expanding technical and industry knowledge Valid driver's license with acceptable driving record Ability to pass pre-employment drug screening and background check Preferred but

Commissioning certification (ACG, BCxA, ASHRAE) or ability to obtain within 6 months Bachelor's degree in Engineering, Construction Management, or related field Experience with data center commissioning protocols and standards LEED AP or CxA certification #BASE1
