Type:
full-time You've managed big projects. Now get closer to the decisions that actually determine whether they succeed. This is an opportunity to step into an owner-side development role where you'll have real responsibility for the financial plan, schedule, project partners, and execution of major real estate developments. You won't just report what's happening-you'll be expected to challenge it, solve it, and move the project forward. What you'll do: You'll take ownership of development projects from planning through completion, working directly with ownership, architects, GCs, owner's reps, investors, and project partners.
You'll:
Drive schedules and attack critical-path issues before they become excuses for delays. Own hard and soft cost performance, forecasts, variances, and change-order decisions. Push value engineering that protects the project without sacrificing the end result. Represent ownership in conversations with GCs, architects, consultants, and other partners. Manage RFPs, contracts, scopes, agreements, and the processes that keep everyone accountable. Keep investors and partners informed with clear, direct communication. Build better project controls when the existing process isn't good enough.
What you get:
A $130K-$150K salary , exposure to substantial development work, and a seat much closer to the ownership and investment side of real estate. You'll work across commercial, industrial, retail, and mixed-use development rather than being boxed into one narrow project type. The role is based in Beloit, Wisconsin , with travel up to approximately 25%.
Who you are:
You're the PM who sees a slipping schedule and starts looking for another path-not another reason. You've already led large, complex real estate developments, understand the numbers behind the construction, and can hold a GC, architect, consultant, or partner accountable without turning every disagreement into a fight. Experience managing $100M+ real estate development is important here, as is the ability to understand drawings, agreements, budgets, schedules, and development/investment structures.
