Transitional Community Apartment Manager

Seeking an experienced Apartment Manager to take full operational control of a ~150-unit apartment community along with several short-term rental / Airbnb-style units during a management transition period. This role is ideal for a highly operational, hands-on candidate who can stabilize and independently run the property with minimal to no onboarding. Experience in such role is a must.

Approximately 2-3 months Requirements 6+ years managing 100+ unit apartment communities Immidiate availability (local candidates only) Experience handling management transitions , operational stabilization, hiring, and process improvement Strong understanding of property financials, collections, payroll, and P&L reporting Experience with property management software such as Entrata, Yardi, Guesty, RemoteLock, Airbnb, or similar platforms Ability to operate independently without extensive training Experience with short-term rentals / Airbnb / vacation rental operations strongly preferred Comfortable working in a hands-on Class C community environment Responsibilities Full day-to-day property operations Rehiring/training all staff (2 maintenance, 2 admin), oversight and scheduling Leasing, renewals, collections, delinquency, and eviction coordination Vendor management and operational troubleshooting Oversight of short-term rental / Airbnb units (set up listings, locks etc from scratch) Financial and operational reporting Payroll coordination and understanding of property P&L performance Ensuring smooth operations with minimal ownershio involvement Please respond with: Resume Earliest availability Desired compensation Brief summary of transition or turnaround experience

Pay:
