• The Director, Portfolio Management role leads a team of property managers responsible for operating Walmart-format stores and touches lease management, capital planning, and real estate strategy while influencing senior leadership and ensuring alignment with enterprise objectives.

• + Lead property management strategy across an operating portfolio, identifying opportunities to improve site performance, enhance asset value, and drive revenue + Directrealty portfolio performance and special projects by mitigating risk andoverseeingteamwithobtainingthird party approvals to allow projects to maintainschedules and budgets across initiatives + Coach and support team members in researching, reviewing, and interpreting legal documents (leases, easements, agreements, contracts, etc.

) + Guide the team in identifying responsibilities, obligations, and potential exposures within legal documentsand translate those into clear business impacts, risks, and recommendations + Partner with Legal and cross‑functional teams to ensure consistent interpretation and alignment + Develop and present strategies to senior leadership and officer-level committees to maximize value of real estate assets + Lead negotiations and partnerships with third parties, government officials, and community groups to support portfolio growth and company reputation
