Job Description

The following job description is a general guide for expectations while employed by Winding Stair and is not all inclusive. The number one expectation is that you will use good judgement and strive for a positive outcome with all endeavors.
Reports To:
General Manager. Company Owners live on site and provide guidance on look and feel of the campground. This is an independent position, not requiring day-to-day supervision. Primary Responsibilities The Campground Manager is responsible for the campground's success - this includes managing guest experience, cleanliness and appearance for all sites with an eye to efficiency and profitability. The campground has a part-time housekeeper and part-time, seasonal camp host; in addition to a support team including maintenance, accounting, marketing and general guidance. The candidate for this role must have excellent customer service, communication and management skills. Booking platform software and spreadsheet experience is essential. Must be willing to learn the current software in use, NewBook (www.newbook.cloud). Experience with basic accounting and budget development is required. The duties of this position fall into four major categories: Guest Experience, Campground Oversight, Management and Budgeting. Guest Experience Manage the customer service experience, including replying to messages and inquiries from guests, which can be via social media, phone, email, booking platforms, etc. Responses are expected in a timely manner, and to be courteous and precise. Except in cases of emergency, next-day responses are acceptable. Coordinate site visits for potential guests inquiring about group bookings/private events. Booked events could also require the Manager onsite to assist with set-up/ breakdown and parking. The Newbook booking platform has extensive functionality. Once proficient in everyday functions, expand guest experience and offerings, taking advantage of its potential. Campground Oversight Ensure that all standard operating procedures (SOPs) for the various site and communal areas are maintained. Ensure that campground site details are updated on all platforms (NewBook, Airbnb, HipCamp, VRBO, Winding Stair Campground website). Manage the campground resupply system for regular items needed; specifically bedding and consumables. Manage and oversee the Campstore - Maintain a consistent inventory using the Square POS. This includes sourcing vendors and managing margins of items sold, as well as maintaining a neat store appearance. Oversee the seasonal opening and closing of the campground. Monitor and update campground safety cameras and gate/door codes Management Hire and oversee campground direct-hire team, as needed. Work with support team and company owners for repairs and improvements Ensure team members receive clear, up to date communications (via, email, what's app group text, etc.)
Attend Meetings:
2 weekly, 1 monthly, 1 quarterly and as needed. Represent the campground at 3 different Saturday events hosted at either the campground or garden location. Organize and lead the annual campground open day. Budgeting & Strategy Develop and maintain a 1-, 3- and 5-year campground budget with General Manager. Grow the business from 25% (current) to 40% occupancy within 2 years.
Hours & Pay, Schedule and Benefits:
It is anticipated that this position will take 20-25 hours per week with appropriate delegation of tasks to direct reports and on-site support staff. This is an hourly part-time position, paying $25/hour. Other than onsite meetings, the campground manager is responsible for setting their own schedule, as long as the requirements of the position are met and the campground standards are maintained. The campground manager is not expected to answer guest reservation inquiry calls during their evenings. Out of Hours Emergencies. If, between 7pm and 7am, the campground manager is required to travel to the campground for an unplanned reason, they will be paid a minimum of 2 hours at $37.50/hour.
Benefits:
For every 200 hours worked, a Paid Time Off allowance of 8 hours is accrued, in addition to 5 paid holidays in the calendar year.
