Southport, NC Job Details Full-time From $26.10 an hour 9 hours ago Benefits Profit sharing Mileage reimbursement AD&D insurance Paid holidays Dental insurance Paid time off Cell phone reimbursement Vision insurance 401(k) matching Qualifications Teamwork Attention to detail Construction administrative experience Office management Time management Full Job Description Administrative Director / Development Services Coordinator We are seeking a highly organized, proactive, and dependable Administrative Director / Development Services Coordinator to support the day-to-day administrative, financial, client, permitting, and development-related functions of our organization. This position serves as a key point of coordination between clients, superintendents, contractors, engineers, permitting agencies, professional consultants, and internal staff. The ideal candidate is detail-oriented, professional, comfortable managing multiple priorities, and capable of working independently while maintaining strong communication and follow-through across multiple projects. Key Responsibilities

•Administrative Director Assist with development and management of project operating budgets Monitor project financial activity and maintain accurate budget and progress information Prepare and process change orders Participate in and coordinate weekly project and budget meetings with superintendents Participate in management and staff meetings Prepare final estimated project costs Coordinate and participate in client budget meetings Respond to client questions regarding project budgets, costs, schedules, and progress Monitor outstanding balances and assist with accounts receivable and debt collection Maintain and update job progress and project budget spreadsheets Coordinate project-related administrative documentation and records Maintain accurate and organized project files and documentation Key Responsibilities

•Development Services Coordinator Obtain and maintain Builders Risk policies and related documentation Coordinate project permitting from application through final approval Prepare and coordinate CAMA permitting and related documentation Coordinate and obtain required trade permits Serve as liaison with Property Owners Associations (POAs), including applications, approvals, and final documentation Prepare and coordinate required neighbor notifications and letters Prepare and distribute project Scope of Work, Job Schedule, and Final Cost Estimate documentation Research and interpret applicable UDO, zoning, CAMA, POA, and other development requirements Coordinate payment of required permitting, development, and other project-related fees Prepare, print, organize, and distribute construction plans and permit documents Coordinate locating and other required pre-construction site requirements Communicate and coordinate project progress and permitting requirements with superintendents Coordinate with engineers, surveyors, architects, and other project professionals Research and obtain applicable impact-fee estimates Coordinate zoning and development-related requirements Prepare and maintain homeowner and project information packets Track permit status, outstanding requirements, approvals, and project deadlines Serve as a central point of communication between the office, field staff, clients, and outside professionals Qualifications Previous administrative, office management, operations, construction administration, project coordination, or related experience Strong organizational, communication, and time-management skills Excellent attention to detail and recordkeeping skills Proficiency with Microsoft Office and QuickBooks Ability to manage multiple priorities and meet deadlines Professional phone etiquette and written and verbal communication skills Ability to communicate effectively with clients, contractors, superintendents, engineers, consultants, and internal staff Ability to handle confidential and sensitive information with discretion Self-motivated, dependable, and able to prioritize and work independently Strong problem-solving, research, and follow-through skills Ability to work both independently and as part of a team Familiarity with construction administration, permitting, CAMA, zoning, POA requirements, or project coordination is a plus Bilingual skills are a plus What We Offer Competitive compensation based on experience Company performance-based bonuses through profit sharing Seven paid holidays Accrued PTO equivalent to two weeks annually after 90 days of employment Company-paid accident, life, and AD&D insurance after 90 days of employment 401(k) with company matching up to 4% after 90 days of employment Supplemental insurance options available after 90 days of employment, including dental and vision Cell phone reimbursement Mileage reimbursement Opportunities for professional growth and leadership Collaborative, craftsmanship-driven work environment Opportunity to join a team that builds some of the area's most distinctive custom homes and renovations
