Job Description

Full-Time, Salaried $75,000-$85,000 annually Monday-Friday with Manager-on-Duty weekend rotation We are seeking an experienced Director of Admissions & Recertification Specialist to oversee resident admissions, leasing, and HUD recertification processes. This position works closely with the Executive Director and Director of Marketing to maintain regulatory compliance and maximize occupancy. Key Responsibilities Manage annual and interim resident recertifications Conduct resident interviews and verify household income, assets, and composition Prepare eligibility documents, leases, addendums, and required notices Audit move-in and recertification files for accuracy and HUD compliance Maintain compliance with HUD, VHDA, Fairfax County, and applicable affordable housing requirements Monitor regulatory changes and ensure forms, policies, and procedures remain current Manage applications, admissions, transfers, apartment turnovers, and move-outs Conduct community tours, home visits, lease signings, and new-resident orientations Maintain accurate leasing, occupancy, and prospect records Coordinate with marketing and nursing teams throughout the admissions process Participate in marketing events and community outreach Conduct apartment inspections and assist with maintaining maximum occupancy Serve in the Manager-on-Duty weekend rotation Protect resident confidentiality, privacy, dignity, and rights Qualifications Previous HUD recertification and affordable housing compliance experience required Knowledge of HUD eligibility, income, asset, verification, and file documentation requirements Experience with resident admissions, leasing, or property management preferred Strong organizational skills and attention to detail Proficiency with electronic recordkeeping Excellent communication and customer-service skills Ability to manage confidential information professionally Experience in senior living, assisted living, or affordable senior housing preferred
Pay:
$75,000.00 - $85,000.00 per year
