Job Description ZOFS Engineering and Land Surveying, P.C. is seeking an experienced and detail-oriented Survey Office Manager to manage and coordinate the office-side operations of our Land Surveying Department. The ideal candidate will have strong practical land-surveying experience and a thorough understanding of both field and office survey procedures. The Survey Office Manager will be responsible for coordinating survey research, boundary calculations, field-crew preparation, processing and reviewing field data, CAD production, quality control, and preparation of final survey deliverables. This individual will work closely with field crews, project managers, engineers, clients, and the Professional Land Surveyor to ensure survey assignments are completed accurately, efficiently, and in accordance with applicable standards and project requirements. Responsibilities Manage and coordinate the complete office-side survey workflow , from initial project research and field preparation through drafting, quality control, and final deliverables. Research and obtain subject and adjoining deeds, filed maps, tax maps, prior surveys, title commitments, easement documents, rights-of-way, and other relevant records from county, municipal, agency, and online sources. Interpret deeds and title documents and calculate and plot metes-and-bounds descriptions, easements, rights-of-way, and record parcels. Identify and evaluate discrepancies, gaps, overlaps, conflicting record information, and missing documentation requiring further investigation or review. Utilize tax maps and GIS parcel information to establish preliminary survey limits and research, calculate, plot, and reconcile property boundaries using deeds, filed maps, adjoining parcel records, monumentation, and field evidence for review by the licensed Professional Land Surveyor. Prepare complete field-crew packages, including preliminary boundary calculations, control and datum information, benchmarks, monument-search locations, reference mapping, point files, feature codes, sketches, and detailed field instructions. Coordinate with field crews regarding project requirements, control, monument recovery, additional field observations, and information needed to complete survey assignments. Review survey control, coordinate systems, horizontal and vertical datums, GNSS observations, total-station data, traverses, benchmarks, and closures. Import, process, organize, and review GNSS, total-station, data-collector, and field-note information for accuracy and completeness. Identify missing or questionable field information and coordinate additional fieldwork when required. Prepare and oversee production of survey drawings using AutoCAD and Civil 3D , including property boundaries, easements, topography, surfaces, contours, existing improvements, utilities, annotations, legal descriptions, certifications, survey notes, and client- or agency-specific requirements. Review title exceptions, utility records, and other third-party information to determine what can be accurately depicted on survey drawings and properly identify information obtained from outside sources. Support preparation of boundary, topographic, ALTA/NSPS, as-built, construction, utility, and other land-surveying deliverables. Perform independent quality-control reviews of survey calculations, field information, CAD drawings, and final deliverables. Coordinate with project managers, field personnel, engineers, clients, and agencies to address comments, resolve discrepancies, and maintain project schedules. Advance survey drawings and documentation through final submission under the supervision and direction of a licensed Professional Land Surveyor. Maintain organized project files, survey records, calculations, CAD standards, and supporting documentation. Assist with workload planning and prioritization of survey assignments to help ensure deadlines and client requirements are met. Qualifications Demonstrated experience in land surveying and survey office operations . Strong understanding of both field and office surveying procedures. Proficiency in AutoCAD and Civil 3D . Strong experience with deed, title, easement, right-of-way, and boundary research. Ability to calculate and reconcile property boundaries using record information and field evidence. Knowledge of GNSS, total stations, data collectors, survey control, coordinate systems, datums, traverses, benchmarks, and closures. Experience preparing and reviewing boundary, topographic, ALTA/NSPS, as-built, and construction surveys. Strong attention to detail and ability to independently identify inconsistencies or missing information. Strong organizational, communication, and project-coordination skills. Ability to manage multiple survey assignments and priorities simultaneously. Experience working with engineering, construction, transportation, municipal, or public-agency projects is a plus.
Pay:
$45.00 - $65.00 per hour
