POSITION OVERVIEW
Snipes Properties is seeking an experienced, detail-oriented Part-Time In-House Bookkeeper / Office Administrator to support our real estate development, construction, investment, and sales operations. The primary focus of this position is construction and project-level bookkeeping , including job costing, accounts payable, expense allocation, reconciliations, and project financial reporting. The role will also provide administrative and organizational support across the company. We are looking for someone who is highly organized, dependable, comfortable working independently, and able to create and maintain systems that help keep a growing real estate business organized.
KEY RESPONSIBILITIES
Bookkeeping
+ Financial Administration Manage day-to-day bookkeeping and financial recordkeeping Enter and categorize expenses accurately Process invoices and manage accounts payable Coordinate payments to vendors and subcontractors Reconcile bank and credit card accounts Maintain vendor records, W-9s, and supporting documentation Ensure expenses are allocated to the correct property, project, or business entity Maintain organized financial records across multiple entities and projects Assist with financial reporting and preparation of information for ownership and accounting professionals Construction
+ Project Accounting Maintain accurate job costing for renovation, construction, and development projects Track project expenses against budgets and estimates Monitor outstanding invoices, commitments, and upcoming project expenses Work closely with ownership and the construction/development team to maintain current project financials Prepare clear project-level reports showing budgets, actual costs, commitments, and remaining balances Help identify discrepancies, missing documentation, or potential budget issues Maintain accurate records across multiple active projects simultaneously Office
+ Administrative Support Maintain organized electronic files and company records Coordinate project, vendor, contractor, and administrative paperwork Assist with vendor and contractor communication as needed Prepare reports, spreadsheets, and internal documents Help organize documentation related to development, construction, investment, and brokerage activities Develop and maintain administrative systems that improve organization and efficiency Provide general administrative support to ownership and the team as needed
QUALIFICATIONS
Required:
Previous bookkeeping or accounting experience Proficiency with QuickBooks Experience with accounts payable and bank/credit card reconciliations Strong understanding of expense categorization and financial recordkeeping Strong Microsoft Excel and/or Google Sheets skills Excellent attention to detail and organizational skills Ability to manage multiple projects, entities, deadlines, and priorities Ability to work independently and take ownership of responsibilities Strong communication and follow-through
Preferred:
Previous construction, development, or real estate bookkeeping experience Experience with construction job costing Experience tracking project budgets and actual costs Familiarity with vendor and subcontractor management Experience working with multiple business entities or properties Experience supporting a small, entrepreneurial, or owner-operated business
SCHEDULE + WORK ENVIRONMENT
Approximately 20-30 hours per week Primarily onsite in Richmond, Virginia Some flexibility to work remotely as needed Schedule can be structured based on company needs and the selected candidate Position may grow in hours and responsibilities as the company expands
