Hybrid Project Administrator - Global Real Estate Transaction Manager Summary The primary function of the Real Estate Transaction Manager is to manage a portfolio of lease transactions supporting the Americas region, with additional international locations as needed. The Americas lease portfolio includes approximately 700 leases, more than 28 million square feet, and $142 million in annual base rent. This role serves as a principal contact and advisor to business units regarding lease renewals, consolidations, expansions, new market entries, mergers and acquisitions, and relocation projects for assigned leased locations, primarily within the Americas portfolio. The Real Estate Transaction Manager will provide professional advice and recommendations using subject matter expertise to business leadership, controllers, and executives. This includes taking a tactical approach to active transactions while maintaining a strategic perspective to ensure lease financial obligations align with long-term real estate plans. Key Competencies Proficient with Microsoft Office, with a strong focus on Excel, including VLOOKUPs and advanced PivotTables. Strong financial analysis and reporting skills to support real estate strategy meetings with senior leadership. Skilled in negotiations. Experienced presenter with a proven ability to communicate and sell ideas effectively. Responsibilities Act as a key advisor managing the company's interests in real estate transactions, with direct responsibility for a portion of the Americas region. Develop and present business cases to executive leadership based on due diligence and financial analysis. Partner with the brokerage community to develop RFPs designed to meet business goals and objectives. Manage relationships with third-party brokers, contractors, developers, and landlords. Engage internal and external Legal and Environmental Health & Safety consultants to review lease documentation, Estoppel Certificates, SNDA forms, and related documents. Ensure lease terms and conditions are accurately reflected in agreements to mitigate financial and legal risk. Log and track departmental productivity and commission rebates and create dashboard views for team reporting. Review fee-split calculations, commission billing, and collection follow-up. Chair commission meetings and manage data collection and historical trend analysis. Qualifications Bachelor's degree in Business, Finance, Real Estate Law, or a related field required. Minimum of 5 years of commercial real estate transaction experience. Industrial real estate exposure preferred. #AJ1
