Senior Title Examiner SUMMARY The Senior Title Examiner is a highly experienced title professional responsible for reviewing and analyzing title searches, determining the insurability of residential and commercial real property, and preparing accurate title commitments. This role serves as a subject-matter expert within the department, resolves complex title issues, reviews the work of other examiners and abstractors, and provides guidance and mentorship to junior staff.
DUTIES AND RESPONSIBILITIES
Examine title searches and abstracts to determine the current vested owner, chain of title, and insurability of real property Analyze deeds, mortgages, liens, judgments, easements, covenants, estate and court records, and other instruments to identify defects, encumbrances, and risks affecting title Prepare accurate and complete title commitments and reports, including appropriate requirements and exceptions Examine complex residential and commercial files, including multi-parcel, estate, foreclosure, and other non-standard transactions Identify and drive resolution of title issues such as breaks in the chain of title, unreleased mortgages, open liens, and other curative matters Review surveys and legal descriptions for discrepancies, encroachments, and access issues Communicate with underwriters, attorneys, lenders, and clients on escalated title questions, underwriting requirements, and clearance of exceptions Lead quality control procedures, including reviewing and approving the work of other examiners, abstractors, and field vendors Train, mentor, and serve as a technical resource for junior examiners and abstractors Stay current on changes in New York State real property law, underwriting guidelines, and recording requirements
REQUIRED EXPERIENCE
Minimum of 15 years of experience in the title insurance industry, including substantial hands-on experience in title examination, required Proven ability to independently examine and clear complex residential and commercial titles In-depth knowledge of New York State real property law, title examination procedures, and underwriting standards Extensive familiarity with Monroe County and surrounding counties' property records, recording systems, and Surrogate's Court procedures Experience supervising, training, or reviewing the work of other title staff strongly preferred Familiarity with TIRSA rates and endorsements preferred

$65,000.00 - $85,000.00 per year
