About the
Role:
We are seeking an experienced National Title Insurance Reader to join our production team. The Reader is responsible for reviewing title searches and abstracts to determine the insurability of a property. This role requires a high level of expertise in identifying title defects, encumbrances, and liens across multiple jurisdictions, ensuring that every commitment issued by the agency meets both underwriter and state-specific standards.
Primary Responsibilities:
Title Examination:
Review and analyze search abstracts, including deeds, mortgages, liens, judgments, and easements, to determine the status of title.
Commitment Preparation:
Draft clear and accurate title requirements and exceptions for the production team to include in the preliminary report or commitment.
Curative Guidance:
Identify title defects (e.g., breaks in chain of title, unreleased liens, or probate issues) and provide clear instructions to the curative department on how to resolve them.
Underwriter Liaison:
Consult with underwriters to obtain over-the-limit approvals or high-liability authorizations when necessary.
Multi-State Compliance:
Apply specific state laws and local customs to the examination process for a national portfolio.
Quality Assurance:
Finalize the "legal" portion of the file, ensuring that all vesting and legal descriptions are 100% accurate before moving to the closing desk.
Technical Skills & Requirements:
Software Proficiency:
Advanced experience with Qualia or similar national title production platforms.
Analytical Expertise:
Ability to read and interpret complex legal descriptions, maps, and surveys.
Underwriting Knowledge:
Deep understanding of ALTA standards and the ability to apply underwriter-specific guidelines (e.g., Fidelity, etc.) to various risk scenarios.
Decision-Making:
Strong ability to assess risk and determine which items must be cleared versus which can be insured over.
Qualifications:
3-5+ years of experience as a Title Reader or Examiner, preferably in a national or multi-state capacity. Comprehensive knowledge of title insurance principles, real estate law, and the recording process. Exceptional attention to detail and a "zero-error" mindset. Ability to work effectively in a fast-paced environment with high daily production quotas.
Work Environment:
This is an in-office position. The Reader is a central figure in our office workflow, collaborating daily with the Order Entry, Production, and Closing departments.
Pay:
From $75,000.00 per year
