Job Description

Overview Join our dynamic team as a Junior Title Searcher and play a vital role in ensuring the accuracy and integrity of real estate transactions. In this energetic position, you will assist in conducting comprehensive title searches, reviewing legal descriptions, and analyzing public records to identify any encumbrances such as easements or rights-of-way that could impact property ownership. Your proactive approach will support smooth property transfers and uphold the highest standards of real estate documentation review. Responsibilities Conduct detailed title searches using title records, public records, and GIS mapping software to verify property ownership and identify potential issues Review legal descriptions, easements, rights-of-way, and other encumbrances to ensure accurate property boundaries and rights are documented Utilize real estate transaction management software to track progress and document findings throughout the title review process Research historical property data, including deeds, mortgages, liens, and judgments, to establish clear title chains Assist in preparing reports on title status for underwriting guidelines adherence and client review Support the resolution of discrepancies by collaborating with legal teams or clients to clarify title issues Maintain organized records of all title searches, research notes, and related documentation for audit readiness Requirements Proficiency with Microsoft Office applications for documentation and reporting purposes Basic understanding of real estate law, legal descriptions, easements, and rights-of-way Experience with title search procedures, public records research, and title processing is preferred Familiarity with mapping software such as GIS or other mapping tools used in real estate analysis Strong research skills with attention to detail when reviewing real estate documentation and legal descriptions Ability to follow underwriting guidelines and adhere to compliance standards during title review processes Excellent client communication skills coupled with a customer service mindset to support internal teams and external clients effectively This role is ideal for motivated individuals eager to grow their expertise in real estate transactions while contributing to seamless property transfers. Pay:
$25.54 - $30.75 per hour Expected hours: 20.0 - 32.0 per week
