Responsibilities Assist with title searches by reviewing public records, title records, and legal descriptions to verify property ownership and identify potential issues. Conduct research on easements, rights-of-way, and other encumbrances affecting properties using GIS mapping software and real estate transaction management software. Review and analyze real estate documentation, including legal descriptions, deeds, and prior title reports to ensure accuracy and completeness. Support the title review process by checking for compliance with underwriting guidelines and real estate law. Collaborate with underwriters, attorneys, and clients to resolve title discrepancies or issues uncovered during searches or reviews. Prepare and process necessary documents for title clearance, including title commitments, affidavits, and closing instructions. Maintain detailed records of all title searches, reviews, and correspondence to ensure thorough documentation for each transaction. Communicate effectively with clients, lenders, escrow officers, and other stakeholders to provide updates on title status and facilitate smooth closings. Experience Proven experience in real estate transaction management or title processing is preferred. Familiarity with title search procedures, public records research, and legal descriptions is highly desirable. Proficiency in Microsoft Office Suite (Word, Excel) for documentation and reporting tasks. Experience using real estate law resources and mapping software such as GIS or similar platforms. Knowledge of right-of-way processes, easements, and related property rights enhances your effectiveness in this role. Strong research skills with an eye for detail to identify potential issues early in the transaction process.
