They ensure that the apartment is clean, functional, and ready for move-in. The Make-Ready Technician also performs routine maintenance tasks and repairs as needed. Job Functions, Unique Duties and Responsibilities:
Essential Functions include but are not limited to the following. Other duties may be assigned based on company needs.
Primary Responsibilities:
Responsible for the daily repair and upkeep of the property. Responsible for ensuring a professional appearance and attitude at all times for yourself and all personnel and holding yourself out in a positive and professional manner and the exercise of sound judgment. Responsible for understanding the community rules, policies and enforcement mechanisms and how to seek appropriate assistance when necessary. Responsible to maintain the grounds and assist the groundskeeper on daily basis. Responsible for the preparation of vacant units for occupancy. Perform make-ready tasks such as painting, cleaning, and repairing Inspect apartments for damage and make necessary repairs Replace light fixtures, ceiling fans, and other fixtures as needed Perform routine maintenance tasks such as changing air filters and checking smoke detectors Assist with resident move-ins and move-outs Communicate with the maintenance team and property management to ensure timely completion of tasks Maintain a clean and organized work area
Job Qualifications:
Minimum 2 years working in the apartment industry or related field Knowledge of basic maintenance and repair tasks Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively with customers one-on-one or in a group environment.
Physical Requirements and Working Conditions:
While performing the duties of this job, the employee is regularly required to stand; use hands to finger, handle, or feel; and reach with hands and arms. The employee frequently is required to walk, climb or balance, and talk or hear. The employee is frequently required to sit; stoop, kneel, crouch, or crawl; and taste or smell. The employee must frequently lift and/or move up to 25 pounds and, on rare occasions, move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
